Valuations

Sales and lettings valuations are free. A confirmation letter of our valuation is then sent to you and we keep a copy and the property details on file, so that you can contact us when you are ready and we will be able to go straight ahead with the marketing of your property from the moment that we are instructed.

Sales Fees

Our sales fees include all marketing, photographs and floor plans. Our sole agency fee is currently 1% and our multiple fees are 2%.

Lettings Services & Fees

We have an existing database of referenced corporate and professional tenants looking for a wide range of properties for short and long term lets.

We offer three different letting services at introduction rates, they are as follows:

Let Only- to find the tenants, carry out reference checks and prepare the contracts. The fee for this service is 6% of the agreed annual rent which is payable in advance.

Let & Rent Collection- to find the tenants, carry out reference checks, prepare the contracts and collect the rent each month and pay it into your account. The fee for this service is 8%, that will be deducted from the monthly rent.

Full Management- to find the tenants, carry out reference checks, prepare the contracts, collect the rent each month and pay it into your account and also arrange for any maintenance issues to be dealt with. The fee for this service is 10%, that will be deducted from the monthly rent.

NO VAT CHARGED

We have long standing relationships with the various electrical, plumbing contractors that we use for every kind of maintenance issue that may arise during a tenancy. This means that we can be sure the works can be carried out efficiently without paying emergency call out costs.

In-house interior advisor

Experience has taught us that it is far easier to sell a home opposed to a shell. For this reason we offer our very own in-house interior advisor upon request. We are the “only” Estate agents to offer this service. Our advisor oversees and co-ordinates each project personally. So whether you’re a landlord, vendor or just purchased a new property, our in-house interior advisor will be sure to give you the best helping hand in order to get the most from your property.

Our mortgage partners can point you on the right direction with a free consultation. We deal with all banks and building societies to ensure we always get the best rate suited for you.

Marketing

We aim to sale or let your property as quickly and at the highest possible rent and value. We will call you with updates and discuss the marketing when appropriate. Our marketing expertise ensures that your property receives the maximum possible exposure. You will never feel that your property is just sitting on the market, as we will be in constant communication. Marketing consists of a four-fold process:

  • Prepare details of the property including a full description and focussing on any special aspect of the property.
  • Arrange for our professional photographer to record suitable images.
  • Inform suitable Tenants from our register about the property.
  • Advertise the property on our website. Both written and photographic images are displayed, the site is linked to various other property web sites, and prospective tenants are able to request further information directly over the web.

We would recommend that a property be first offered approximately four to six weeks before it is due to become available for occupation.
