Properties are just another form of investment, like a bank deposit account or stocks and shares. Your choice of where to invest your hard earned cash will depend on your attitude to risk.
Generally bank deposits are low to no risk but with minimal returns and stocks/ shares are high risk but with potentially great returns.
The advantage of property investment is the fact that you can ‘gear up’. This means that you are actually using someone else’s money (mortgage company) to invest and any gains above the loan interest payment belongs to you!
A good example is that you can potentially buy a £200,000 property with as little as £20,000. Assuming a capital growth rate of 9% in 1 year, you will gain £ 18,000 before taking into account mortgage interest. Also don’t forget that your rent will be paying he mortgage interest! If you deposit the same £ 20,000 into a bank account that pays the same 9% p.a. (highly unlikely) you will only get £1,800.
Of course there are advantages of savings in a deposit account or any other forms of savings over investing in properties. However, we cannot deny the attractiveness of gearing up and using other people’s money to make money.

Do you need money to get started?
