Situated on top of The Droveway with views out to the Channel, this 3/ 4 bedroom semi-detached house, built in the 1930''s, has excellent living space, good size gardens front and rear and lots of potential for expansion, we think.

The house has 3 or 4 reception rooms comprising two lounges, a garden room, and a dining room. It also has a fitted kitchen, a downstairs cloakroom and a large storage area to the side of the house.

Its fully double glazed, has gas central heating with the boiler having been replaced in the last 2 years, a new bath room, cavity wall insulation and is in Council Tax band D.

Porch:
The front porch provides a useful extra space for muddy boots and gives extra insulation to the hallway. The floor is tiled.

Hall: 1.79m (5ft 10in) x 1.62m (5ft 4in)
The hallway is the central point for the reception rooms. It has doors off to the main lounge, the front lounge and the dining room. The stairs are on the right leading up to the first floor.

Bedroom 4/ Study: 3.22m (10ft 7in) x 3.11m (10ft 2in)
The fourth bedroom or study/ lounge, which is currently used as a television room, has windows to the front and the side of the house. Again the room has a gas fire and a double radiator and television point.

Bedroom 4/ Study Photo 2:

Main Lounge: 4.27m (14ft 0in) x 3.36m (11ft 0in)
The main lounge has a square bay window to the front and folding double doors in to the Garden room at the rear. Its a nice size lounge and is, like all the rooms in the house, very light we think. The focal point for the room is an electric coal effect fire set in to the stone surround. A double radiator is on the room and theres a phone point and a television point.

Main Lounge Photo 2:

Garden Room: 3.72m (12ft 2in) x 3.96m (13ft 0in)
The garden room and kitchen are part of an extension added in 1972-3. It can be accessed through either double doors from the main lounge or from a door through from the dining room. The room has windows all along the rear wall taking full advantage of the garden and any views out to the Channel. A double radiator is on one wall.

Garden Room Photo 2:

Kitchen Diner:

Dining Area: 3.24m (10ft 8in) x 3.24m (10ft 8in)
Accessed from the hall or from the Garden room, the dining room has a brick lined walkway through to the kitchen and a door to the rear lobby. The dining room is a very usable family room with ample space for a table and chairs. The floor is laid with new cushioned vinyl which runs through in to the kitchen.

Kitchen: 3.39m (11ft 1in) x 2.58m (8ft 6in)
The kitchen is fitted with a range of oak cupboards with a marble effect worktop over and new cushion vinyl flooring. Its dual aspect with windows to the side and rear of the house and has the boiler mounted on the wall in one corner of the room.

Under the counter are 2 double cupboards and 1 single and a 3 drawer unit. Over the counter are a corner unit, a glass display cabinet, a double cupboard with shelves to the side and a full height storage cupboard. Around the cupboards are tiled splash backs.

Set in to the worktop is a stainless steel sink and drainer and space is provided for a free-standing gas cooker, a fridge freezer and a washing machine.

Kitchen Photo 2:

Rear Lobby: 2.69m (8ft 10in) in to under stairs store x 1.3m (4ft 3in)
The rear lobby is open to the under stairs storage area. It has a door and window out to the side storage area and a door to the cloakroom.

Cloakroom: 1.35m (4ft 5in) x 0.88m (2ft 11in)
The cloakroom has a window to the side of the house and a white WC and wall mounted wash hand basin. The sink has a tiled splash back and a tiled floor.

Side Storage Area: 5.24m (17ft 2in) x 2.71m (8ft 11in)
This area has doors to the front and the rear of the property. Its a very useful intermediate area between the garden and the kitchen. It would be ideal to use as a boot room to stop children bringing mud in to the house. The walls are brick and theres a proper roof on it so if you are considering extending then this would be an excellent site for it, subject to the necessary planning approvals of course.

Landing: 1.68m (5ft 6in) x 4.47m (14ft 8in)
The stairs rise and turn to reach the first floor. Theres a window on the turn of the stairs and it has doors off to: -

- Bedroom 1: (11'' 2" by 10'' 4")
- Bedroom 2: (11'' 5" by 10'' 2")
- Bedroom 3: (9'' 5" by 7'' 9")
- Bathroom
- Airing Cupboard

Bedroom 1: 3.41m (11ft 2in) x 3.15m (10ft 4in)
The main bedroom has a dormer style window to the front of the house and another window to the rear to provide sea views. This is a nice size double bedroom with a built-in cupboard as you enter the room.

Bedroom 1 Photo 2:

Bedroom 2: 3.48m (11ft 5in) x 3.11m (10ft 2in)
Bedroom 2 is also a good double bedroom. Its window looks over the open fields to the front of the house. This room has 3 built-in cupboards.

Bedroom 3: 2.35m (7ft 9in) x 2.88m (9ft 5in)
The third bedroom is a good size single room situated at the rear of the house. It has space for a bed and other bedroom furniture making it very usable we think.

View from Bedrooms 1 and 3:

Bathroom: 2.14m (7ft 0in) x 1.45m (4ft 9in)
The bathroom is new. Its just been re-fitted with a white suite and the walls have been re-tiled. The suite comprises a bath, a wash basin and a WC. A frosted window looks over the rear of the property.

Front Garden: 19.81m (65ft 0in) approximately x 10.67m (35ft 0in) approximately
A picket gate opens through the front hedge to give access to the path leading up the front garden, which is mostly laid to lawn. Theres a mature tree half way up the garden to the side of the drive. At the front of the house is a paved area leading to the front door, the side door and giving access to the garden store.

Rear Garden: 16.76m (55ft 0in) approximately x 10.67m (35ft 0in) approximately
The rear garden has a paved area to the side of the kitchen leading around to the front of the Garden room. The garden is mainly laid to lawn but has planted borders. At the bottom of the garden is an area set aside for a greenhouse.

Rear of House:

Parking:
There is a driveway for two cars at the front of the house, but there is ample space if you wished to add extra parking. A paved path leads from the driveway up to the house.
