your home<br /><br />
Although the outlook for the housing market is on the gloomy side, there are still
buyers out there looking for the right home. And one way to make sure you make a successful
sale is to present your home in its best possible condition.<br />
In this climate many are opting to improve rather than move – but many others will
still want or need to change their circumstances, so vendors are advised to make sure
their home has the spec and the décor that brings in the buyers. The right improvements
can add real value to a property - and often don't require a big financial outlay
or months to complete.<br />
The organisers of The Scottish Homebuilding &amp; Renovating Show, which is at the
SECC, Glasgow on 17 &amp; 18 May, have got some great tips for anyone who is looking
to improve their home with a view to selling in the near future.<br /><br /><b>Update your kitchen</b><br />
One of the key rooms in your home, the kitchen can be given an effective makeover
for only a modest outlay. If your carcasses are in good condition, consider adding
new doors, handles and worktops. Alternatively, spray paint your existing cupboard
doors to give them a fresh new look.  Remember that in a small house a new kitchen
can cost as little as £1,500 to £2,000 excluding fitting.<br /><br /><b>The business of bathrooms</b><br />
Replacing a coloured bathroom suite for a white one could cost you as little as £500
and will completely transform this important room. If the walls look dingy, think
about re-tiling. At least one shower in the house is a must for most people today.
If your bathroom is too small, create a shower room by taking space from a larger
bedroom. A basic shower room need measure only 900mm wide by 2.6m if it is to include
a WC and basin.<br /><br /><b>The smallest room</b><br />
Most homes have scope somewhere for a downstairs loo and this will invariably add
more value than it costs. Many buyers see a downstairs loo as a must-have. Consider
understairs space, a section of the hall or a large cupboard. A loo needs only 1.3m2
and today's compact sanitaryware allows even the smallest space to be used effectively.<br /><br /><b>Be clever with your conservatory</b><br />
A conservatory often requires no planning permission or Building Regulations approval
and can be quick to build. A standard kit conservatory bought off the shelf (kits
start at just £1,299) will add space and value but an integrated conservatory or sun
room creating extra living space can add much more. Generally, the greater the proportional
increase in floor space and the more usable the space, the more value it will add.<br /><br /><b>Aspiring to lofty heights</b><br />
According to the Halifax, a loft conversion can add the most value to your home. If
a property is in the right location and the project properly managed, it is possible
to recoup 100% of the amount spent. As a general guide, expect to pay between £750-£1,000
per m2 - that's considerably less than the cost of the average extension. The best
way to add value is to use the conversion for further bedrooms and an en-suite bathroom.<br /><br /><b>A window onto the world</b><br />
Shabby windows can put buyers off before they even get to the door but don't assume
that replacing windows will automatically make a difference. Windows that are the
wrong style, size and character can seriously damage appeal and value, particularly
in a period home. However, double glazing is essential for many buyers and will add
at least as much as it costs to the value of a property so it will never be money
wasted.<br /><br /><b>Kerb appeal</b><br />
Improving kerb appeal costs little but can give a great return. Tidying up the garden
and driveway, re-pointing brickwork or stonework, painting doors and windows and other
external joinery, replacing an old garage door and repairing cladding and render are
all worthwhile investments.<br /><br /><b>Maintain the structure</b><br />
Structural repairs and updating services such as heating and wiring should always
be top priority. Ignoring the basics such as damp, structural movement or outdated
wiring is a false economy. If a property is ready to move into, you'll broaden its
appeal to a larger number of buyers, increase its value and sale price. For advice

Show<br /><br /><b>Never forget the basics</b><br />
Painting and decorating is an excellent, cost-effective way of giving your home a
new lease of life and can really put value on your house – but keep it neutral and 
hold the purple paint.  Newly painted rooms in neutral colours appear bigger
and brighter, improving your home's appeal and saleability.<br /><br /><b>Do Your homework</b><br />
Get as much information as possible by buying specialist magazines. This time of year

If you willing to take a risk and think you have the skills to beat others at a game
of skill and strategy, this is an interesting alternative to your traditional auction
and might be a way to get onto the ever-elusive property ladder.

In the simplest terms, Humraz is a property auction with a difference. Participants
reserve and buy seats at forthcoming auctions. The price of the seats vary depending
on the value of the lot, from £10 to £100. 
</p>
        <p>
It is the goal of the bidder to secure the lowest unique bid by the time the auction
closes. The relative status of each bid is provided so you can track where the lowest
unique bid lies.
</p>
        <p>
This system guarantees that the lowest unique bid for a property will be a fraction
of the actual value. For example a property worth £300k will sell for less than £15k.
The seller however will realise its full value through revenue gained by seat sales. 
</p>
        <p>
Humraz this week reported increasing interest from high-flying graduates in top city
jobs who have found themselves priced-out of the UK property market. 
</p>
        <p>
One recently-qualified solicitor at a top London commercial law firm has reserved
a seat at a forthcoming auction, citing ‘sky-high property prices and no 100% mortgages
on the market’ as the principal attractions of Humraz’s unique approach. 
</p>
        <p>
The 26-year-old earns an excellent salary, but cannot afford to buy within commuting
distance of his Square Mile office. Should his auction strategy result in him buying
one of the properties currently available for booking, he plans to sell the asset
to generate a sizeable deposit for a London flat. 
</p>
        <p>
‘Humraz is attracting a lot of bright individuals who have spotted its potential,’
says the site’s founder Asmat Monaghan. ‘Because buying something for a small fraction
of its value is counter-intuitive, most people assume it’s very complex. In truth,
it’s actually pretty straightforward.’
</p>
        <p>
However he advises participants to try the online auction simulation or register for
free to participate in one of its regular training auctions. 
</p>
        <p>
‘Our auctions are extremely fast-paced: they require real mental agility and skill,
so not everyone grasps them immediately,’ says Monaghan. ‘That’s why we provide plenty
of opportunities for anyone to get to grips with the system.’

8 Check pipe insulation Inspect these for frost protection and heat loss. Pipes not
properly insulated will either lose heat too quickly, or could be liable to burst
in the colder months.

9 Cut the power Ensure you know the location of your consumer unit (fuse box) and
how to isolate it in an emergency.

10 Keep drains clean Spring clean your drains from the inside and do an external check
to ensure there aren’t any blockages.

Moving house is one of the most stressful things people do in their lifetimes. Here
is a handy checklist to help you make it a smooth process.

• You’ll need to decide on a moving date (completion date) when exchanging

If you’re looking to sell your property quickly there are several things you can do
to increase your chances – no matter what the market throws at you.<br />
 <br /><b>Be patient </b>The market conditions may have changed from the euphoric days
of the early naughties, but there is still a steady demand out there. Take into
account that buyers are more cautious and want to make sure they are getting the best
deal they can. The estimate for how long it takes to sell a house has almost
doubled compared to the same time-frame last year, so don’t expect it all to happen
in a flash.<br />
 <b><br />
Savvy up on pricing and be realistic</b> By realistically pricing your property you
will significantly increase your chances of a quick sale. Your agent will be the best
person to guide you on this but you can also do your own homework. There are a huge
number of websites that will allow you to check prices in your area. Don’t dismiss
any low offers without thinking them through; a swift sale may save you money in the
long run.<br /><br /><b>Get the basics right </b>Get a HIP and know how to work with your estate agent
to get the best from them. HIPs have been legislation for some time now and buyers
will expect to see one. 
<br />
It may pay you to spread the load by having a number of agents looking out for your
property. Set your expectations with the agent and ensure you know where and how your
house is going to be marketed. If you negotiate your fee with your agent, bear in
mind that a lower fee may mean lower service.<br /><br /><b>Access matters</b> You want as many people as possible to see your house, so give
your agents a set of keys. This way, agents can show viewers around you home when
you are out at work. 
<br /><b> <br />
Be prepared to negotiate</b> If your home is a perfect first-time buyer pad, offer
incentives to potential purchasers. Offering a cash-back offer or including some furniture
or soft furnishings can help to secure that sale.<br />
 <br /><b>First impressions do count </b>Think about the way your house is presented both
inside and out. A fresh coat of paint can make all the difference. Tidy the front
of your house and clean your front door. If you have a front garden make sure it is
well maintained.

The inside of your house should be as free from clutter as possible. The kitchen is
always a key selling point, so ensure it is clean and that all dishes are washed and
put away. Do all the small jobs you haven’t got around to, such as changing that light
bulb and fixing that squeaky door.

least every couple of days to see if there is anything new on the market.&lt;br&gt;

(3) Be realistic about what you can buy on your budget. Many home hunters waste months
searching for the sort of property that will simply never come up in their price bracket.&lt;br&gt;

(4) The more flexible you can be, the more chance you have of securing a great property.
Think outside the box. Are you restricting the area too much? Does it really have
to be Georgian? Could you consider converting a former commercial property?&lt;br&gt;

is on a good road and has everything else going for it, it could still be a good buy.

Getting a mortgage is something that all of us are likely to do once in our lifetime
and some of us will do more than once. However, the process is complicated and can
be a real cause of stress for home-hunters, who have to rely on third party advice
as to what deal is best for them.

        <p>
Before you go out there and ask around for what deals might suit you it is advisable
to have at least a rudimentary understanding of what deals are available and how each
one will affect your personal situation. 
</p>
        <p>
          <u>Repayment vs. Interest Only</u>
        </p>
        <p>
Before we look at interest rates, it is important to decide which type of payment
scheme you want to sign up to.
</p>
        <p>
There are two types of mortgage payment schemes – repayment or interest only. 
</p>
        <p>
Under a repayment schemes the borrower makes regular repayments that go towards paying
off the loan as well as the interest accrued. The payments are high enough that when
the term of the mortgage is up you will have repaid the mortgage completely, as well
as the interest accrued. This a safe option because you can be sure that at the end
of the term you will be debt-free. 
</p>
        <p>
With an interest only payment scheme, there is a lot more risk but also the opportunity
to spend your money more wisely, depending on your personal circumstances and financial
restraint! The borrower only pays off the interest on the loan, with the agreement
that at the end of the term the entire loan will have to be paid off in its entirety.
If you are a savvy saver and can commit to making the necessary payments into a private
savings account this is a good option. At the end of the term you will have saved
the loan amount, and accrued interest on it while doing so. 
</p>
        <p>
          <u>Interest rates</u>
        </p>
        <p>
Mortgages are influenced by the Bank of England’s base rate. The base rate is decided
by the Monetary Policy Committee in response to the market conditions, and to a certain
extent this then impacts on mortgage rates. 
</p>
        <p>
However, the amount mortgage rates reflect the base rate is dependent on other factors
as well, such as the policy of the independent supplier and the type of mortgage deal
you have signed up to. There are three main interest rate deals – fixed rate, variable
and capped.
</p>
        <p>
A Fixed Rate mortgage is just that – a fixed interest rate during the set term that
will not change regardless of market fluctuations or base rate changes. It is a sensible
option if you have financial limitations, and need to know exactly what your repayments
will be and how much interest you will accrue in order to budget. 
</p>
        <p>
Variable Rate means that the rate of interest you pay varies over time, changing to
reflect the market conditions and in response to the base rate. A variable rate mortgage
is based on the mortgage supplier’s own rate policy, so the interest rate only changes
at the discretion of the supplier. A tracker rate means that the interest rate automatically
follows the base rate decisions. This can be a good option if you are willing to take
a risk and you have an understanding of what is happening in the market. 
</p>
        <p>
A capped interest rate is a good compromise. It is a variable interest rate but has
a capped top value, meaning you get the benefits of any major falls in the base rate
but if the market swings the other way there is a limit to how high it can rise. 
</p>
        <p>
          <u>Making a decision</u>
        </p>
        <p>
There is a lot to take into account when looking for a mortgage deal. The most important
thing to factor into your decision is how stable your financial situation is now and
how it might change in the future. 
</p>
        <p>
For someone with a bit more flexibility it could be worth looking at an interest-only
or variable rate mortgage but if you are a first-time buyer with a tight budget there
is security in knowing exactly what your debt and repayments will be. 
</p>
        <p>
The bottom line is that finding a mortgage is a complicated process and in the current
environment it is advisable to get professional help. 
</p>

and in particular in regeneration zones across the Midlands and the North of England.
He now has a portfolio of over 200 properties worth in excess of £20 million and in
this issue of Hot Property, offers advice to investors thinking of putting their money
into regeneration areas.

Regeneration zones can provide a great return on investment for property investors
because housing is often cheaper and seen as undesirable. Generally speaking, a regeneration
zone is an area that is in decline, for reasons such as industry in the area has taken
a downward turn, unemployment could be high or living conditions generally poor. 
&lt;/p&gt;
&lt;p&gt;
Once labeled a regeneration zone, it shows the commitment of the local government
to invest in the area and improve its facilities. Housing plans are usually part of
a wider, long-term regeneration programme and provide funds both from the UK and the
EU, which are spent on creating jobs, retraining people, attracting new employers,
creating an infrastructure and updating houses and living conditions. With this commitment
in place, regeneration zones can prove to be a sound investment.

Pros &amp;amp; Cons of Regeneration Zones
&lt;/p&gt;
&lt;p&gt;
In regeneration areas, the rate at which capital values and rental yields increase
is generally quicker, and at a higher rate than the national average. This is because
money is constantly being invested in the area.
&lt;/p&gt;
&lt;p&gt;
Property prices in regeneration zones are generally very low, therefore the capital
investment required is low. Rental demand in these areas is often strong and many
tenants that occupy these properties are on income support and in receipt of housing
benefits, therefore payments come directly from the government, which is a huge plus
point. Tenants in these areas tend to stay in properties longer, as they usually come
from within that area or have connections in these areas. It is also essential to
employ a good management agent, who is known in the area and knows how to deal with
these tenants.&amp;nbsp; They will ensure the property is kept to a good standard and
will know how to vet potential tenants.&amp;nbsp; 
&lt;/p&gt;
&lt;p&gt;
With property investment in regeneration zones patience is key as regeneration does
not happen over night.&amp;nbsp; The biggest capital growth will come at the beginning
of regeneration but at this stage properties are harder to manage and require more
attention. This is because typically regeneration areas have high unemployment rates,
high crime rates and break-in’s are common, especially if properties are vacant. Investors
also need to vet tenants stringently as they may not be able to provide financial
guarantees.

The typical housing found in regeneration zones are “2 up 2 down” terrace style properties
on densely populated streets, which are often found just off main roads and approached
by walk ways. It is exactly these type of properties that investors should buy and
the reason - capital growth and rental demand.

Top tips on how to succeed
&lt;/p&gt;
&lt;p&gt;
Buying at the right time is essential in this industry. Buy during the period of regeneration,
hold the property for approximately 18 months and if prices rise substantially look
to sell, this will allow the investor to buy other properties with the extra cash,
as deposits to reinvest in surrounding streets, where funds are yet to be invested.
&lt;/p&gt;
&lt;p&gt;
Conducting thorough research of the area is also important. Do not buy just in one
street, as that street may have had the immediate investment, but the surrounding
streets still not – clearly these would now be a better buy. Properties just outside
the zone also benefit from the ripple effect but these may be priced higher but often
worth considering.
&lt;/p&gt;
&lt;p&gt;
One tip is to look at regeneration schemes in operation - two main ones are the pathfinder
scheme or the gateway scheme. Speak to the people involved in these schemes and find
out what the plans are. If you find that the scheme has identified certain streets
that have been earmarked for regeneration, ask the question: ‘does this mean grants
or does this mean a clearance programme?’ If you can identify these streets before
plans are officially announced, which is possible but risky, they can prove to be
a great cash generator.
&lt;/p&gt;
&lt;p&gt;
The plans of these schemes have lengthy approvals processes, which will give you as
the investor a chance to buy the properties, which are usually the cheapest in the
area, and rent them out before the CPO (Compulsory Purchase Order) plan is announced.
Under a CPO plan the council will buy these houses generally to clear and from my
experience, offers full market value and in a lot of cases offer incentives to the
investor owner to sell. In most cases, this will involve paying a premium on the capital
value or providing financial compensation for the loss of your investment. The surveyor
has strict guidance to ignore the fact that the area is under CPO and therefore has
to use comparables for similar properties not under CPO.
&lt;/p&gt;
&lt;p&gt;
Regeneration zones can be found up and down the country but areas that have been attracting
a lot of attention include Bradford, Hull, Liverpool, Leeds, East End Stratford, Birmingham
and Ramsgate.
&lt;/p&gt;
&lt;p&gt;
The demand for investment properties and rental values are on the increase and property
assets are still leading the way in the investment market. This market is still very
much on the up so there is no better time to get started.

</p><p><strong>Is Northern Rock the tip of an iceberg?</strong></p><p>
The economist: It appears that Northern Rock was unusual in the high proportion of
its mortgage lending activity that was financed by borrowings in the short term money
market, where the liquidity has been difficult. While other institutions also have
exposure to the securitised mortgage instruments that are being used as collateral
for these borrowings, their exposure is less and unlikely to cause difficulties, although
it will and is affecting their profits. It is, however, difficult to anticipate where
the losses will take place.
</p><p>
The securitised mortgage instruments have become a problem because they have tended
to package both high quality and the so-called sub-prime mortgages together, which
are widely traded. At the time of issue, interest rates were low, and the securities
were rated as investment (as opposed to speculative) grade.
</p><p>
As interest rates have risen, particularly in the USA, where the sub-prime lending
market has been huge, defaults have arisen on the mortgages causing a rapid decline
in the value of the securitised mortgages, and so making them less attractive as collateral
in the money markets. At the same time, the securitised products themselves have been
widely traded among the financial institutions, so the exposure to defaults is wide-spread
and unpredictable.
</p><p>
This uncertainty has exacerbated the reduction in liquidity. However, the very fact
that the exposure is widespread is also fortunate as it means that the impacts can
be spread and are unlikely to cause problems for any one particular institution.
</p><p>
The investor: Many of the banks don’t even know the full extent of the damage themselves
yet as they are assessing exactly what they have in their securitised loans. I think
we can expect more similar situations to Northern Rock ahead. 
</p><p>
The developer: Like many other financial institutions, Northern Rock used the money
markets as its principle source of mortgage finance.
</p><p>
When the wholesale credit markets began to tighten following the sub-prime situation
in the USA, it became difficult for the bank to raise funds and refinance its maturing
liabilities; it therefore had to approach the Bank of England to assist with liquidity.
</p><p>
Northern Rock has a good quality loan book with assets of around £113 billion and
analysts forecast that despite its recent problems will still make more than £500
million in profit this year. In the current market most lenders are facing funding
pressure, and what they need is a return to more normal market conditions as quickly
as possible. 
</p><p><strong>Do buy-to-let landlords have it too easy?</strong></p><p>
The economist: Following on from previous questions, this depends on when the properties
were purchased and how big they are.
</p><p>
The investor: Not exactly. The legislation in this country is stacked massively in
favour of the tenants. Unfortunately, governments interfere in private markets and
implement legislation which is designed for the greater good and to get rid of bad
practises but in reality just makes it very difficult for the landlords
</p><p>
The developer: At the beginning of the 20th century, 90 per cent of the UK population
lived in privately rented housing. During the next 80 years owner-occupation increased
and the state became the largest landlord in the country. However since 1980, a total
of 750,000 council homes have been sold without any more being built to replace them;
as a result privately-owned rental accommodation has become a vital ‘stop gap’ in
an under-supplied market, providing a quality alternative and additional choice for
those who cannot afford to purchase their own home.
</p><p>
I don’t believe that landlords have it too easy. For many buy-to-let investors, property
is a business and their primary source of income. Landlords are entitled to claim
tax relief on rental income, but are still liable to capital gains tax should they
sell.
</p><p><strong>For your money, right now, would you buy, sell or sit tight?</strong></p><p>
The economist: I would try to sell neither a small dwelling in a high-density development,
nor a country estate right now. My impression is that well located family homes are
still able to be sold at good prices, though these are unlikely to be among many investment
portfolios.
</p><p>
Until there is any sign of the rental market becoming active again, I would not consider
buying to let a flat or small house, unless it is a new-build and the builders are
offering significant deal sweeteners. 
</p><p>
The investor: The market is shaky right now and I believe will come down in some areas,
so this is the worst possible time to sell as it is a buyers market. But as an investor,
I don’t generally sell, I buy. As long as you know what you are doing, now is a great
time to invest as there are lots of motivated sellers out there.
</p><p>
If you have property already, I would suggest you sit tight as long as you can afford
the holding costs while we wait for the market to recover which it will.
</p><p>
The developer: I believe that we could be in for a period of strong growth next year
as the main underlying factors that drive the market – low unemployment, sustained
economic growth, under-supply and increasing demand – will provide a sound base for
the housing market.
</p><p>
Interest rates are forecast to be cut at least twice and possibly three times in the
next 12 months. Historically when rates start to fall, property prices and rental
values begin to climb.
</p><p>
There’s no time like the present, so my advice would be to buy now and make sure you
spread your investment over a number of key UK cities to maximise your returns.
</p><p>

asked to predict the future.
