New Homes - Bedfordshire

 Saturday, December 23, 2006
This ambitious development on the Bedfordshire/Hertfordshire border is one of the South East’s most desirable places to buy.
With an increasing shortage of available land for housing and pressure from the government to take more care of the environment, making the most of existing space is high on developers’ list of priorities these days. And developments such as Fairfield Park do exactly that.

Fairfield Park is an imaginative project in Arlesey, Bedfordshire, breathing new life into a former Grade II Victorian mental asylum and its 173 acres of grounds. The hospital was closed down in 1999 and became derelict, and is now the centre of a multi-million-pound scheme in which a consortium of builders will provide around 1,000 new homes.

The regeneration aspect of Fairfield Park is not its only attraction. Villages are racing back into fashion, popular with those who are tired of the anonymity of the cities and keen to be part of a community; and this collection of homes is perfect in that respect. Not only does it offer communal space and facilities for all residents, it also offers proximity to excellent transport links so that those who work in the cities can have the best of both worlds.

The setting is fantastic – Fairfield Park is situated in mature parkland just a short drive from the towns of Letchworth and Hitchin, and is only two miles from junction 10 of the A1(M). There is easy access to London via railway stations at Hitchin, Letchworth and Arlesey – all of these stations run regular services to King’s Cross. And for frequent flyers, Luton Airport is just over ten miles away.
Fairfield Park is ideal for families. Educationally, the area is served well with pre-school, nursery, primary and secondary schools in Stotfold, Arlesey, Letchworth and Hitchin, as well as North Herts College, which offers further education opportunities. These nearby towns also offer a wealth of leisure, entertainment and shopping facilities, including cinemas, swimming pools, sports centres, golf courses, restaurants, bars and clubs.

Stamford Homes offers wonderful homes in a prime Fairfield Park setting. There is a range of stunning three- and four-bedroom terraced and detached family homes, including the impressive three-bedroom Newton design, which currently has a series of special offers available on plot 137.
Living and sleeping areas are spread over three spacious floors and can be adapted to suit individual requirements and lifestyle needs. Priced at £375,000, the Newton comes with free carpets throughout, as well as turfed and landscaped gardens. Stamford Homes is offering three per cent deposit paid, which marks an extra saving of £11,250.

Prices at Stamford Homes’ development at Fairfield Park start at £255,000. The sales office and show home are open daily from 10.30am to 5pm. Contact the sales team on 01426 835192.

Bryant Homes’ prestigious development will offer a wide range of house styles to suit all needs. The Barns is an imaginative refurbishment on the grounds of the 19th-century Fairfield Hospital – a magnificent Grade II listed landmark featuring one bedroom apartments and two bedroom homes. Three-bedroom homes will also be available, along with a single four-bedroom property called the Farmhouse, a spacious family home with contemporary styling and features, two en-suite bathrooms, three reception rooms and a large kitchen/breakfast room.
All the homes are built to a high specification with double glazing, gas central heating, fitted kitchens with oven, hob and hood, integrated appliances including fridge freezer, washer dryer and dishwasher and ceramic floor and wall tiles.

This exclusive new development from Bryant Homes follows on from the company’s other successful developments in the area including Northfield Grange and Grange View.

The county of Bedfordshire has the best of town and country. Johnny Turner sees what’s available for buyers.

Bedfordshire is blessed with a number of advantages, including proximity to some of Southern England’s most beautiful scenery, good transport, thriving towns and – importantly – property prices that are much kinder than you will find in the capital and its immediate surroundings.
Recent research by NatWest has shown that many first time buyers now have to wait until they're 35 to get on the property ladder!* In response to this startling revelation Bryant Homes are holding a First Time Buyer weekend at their Mill View development in Stotfold, on 7 and 8 October.

First time buyers struggling to get onto the ladder will be able to visit the development and speak to the homes consultant and a professional mortgage advisor about the financial deals available and the steps they need to take to move into their own home.
Heather Holl, senior sales manager for Bryant Homes, said: ‘It can be extremely difficult for first time buyers to find a deposit for a new home, let alone secure a mortgage to pay for it. This event is intended to provide them with an opportunity to come along and talk to professionals about the different elements involved in buying a first home, and the best ways to go about choosing a suitable property, securing a mortgage, and getting a good deal.’
Mill View is a collection of 96 properties, ranging from one-bedroom apartments through to four-bedroom detached homes, situated on the Hertfordshire / Bedfordshire border and surrounded by picturesque countryside.

Ideal for commuters, Mill View is close to the A1(M) and there are good train services to London Kings Cross from stations in nearby Letchworth and Hitchin. The development is also handily placed for the airports at Luton and Stansted.
For more information about the First Time Buyer weekend taking place on October 7th and 8th, or the homes available at Mill View in Stotfold, visit the marketing suite on Queen Street open daily from 9.30am - 5.00pm, call 01462 735 246, or log onto bryant.co.uk/millview.
The Wharf, Redrow’s brand new waterside development near Leighton Buzzard, has been making a splash since it launched.

The flagship development, in Linslade, has been a real success story with home buyers - seven of the stylish two-bedroom apartments were sold within two weeks of the impressive show home opening its doors.
Fashioned by Redrow’s chosen interior design company, Connections in Design, the two-bedroom show home has been individually crafted to fuel the imagination of home buyers who want ideas for their dream home.
Dawn Kitchener, managing director of Connections in Design, said: ‘The look we were going for at The Wharf was ‘hotel chic’. The easy-living promoted by the relaxed canal-side development suggested we needed a neutral organic scheme to emphasise the feeling of tranquillity.
‘Throughout the apartment mirrors and light reflective wallpaper imitate the glassy effect of the water, creating the element of space and adding to the minimalist theme.
‘In the first bedroom, the focal point is provided by an unusual light fitting created from a giant feather, promoting the ‘younger’ aspects of the apartment. This is continued in the lounge, which features a cream corner sofa, African art work and a sheepskin rug.’
The show apartment has been created with young couples in mind. Modern canvases are hung on the walls and the fusion of browns, creams and whites of the décor work together to create a light living space.

Suzanne Irons, sales director for Redrow Homes (South Midlands), says: ‘The popularity of the development is the result of the fantastic waterside location alongside the Grand Union Canal and the wonderful show apartment, which allows buyers to envisage their future at The Wharf in detail. Ideal for young couples seeking the perfect start in their first home or for investors who wish to invest in the best, The Wharf allows for a range of buyers to find their perfect property.’

The Wharf has been traditionally styled to complement its setting. The buildings feature rich red brick with black wood cladding, mirroring the colours of the long boats that pass by the apartments on the canal, creating a warm and welcoming backdrop to water-side living.
Leighton Buzzard is just a 35 minute train journey to Euston, London making it an excellent commuter link for those who want to escape from the hustle and bustle of the capital after a hard day’s work.
The area provides fantastic transport links to nearby Dunstable and Milton Keynes. The M1 and M40 are also within easy reach.
Prices for properties at The Wharf start from £168,995 for a two-bedroom home. These include an ensuite to the master bedroom, a free single parking space, a balcony overlooking the area and on ground floor properties feature French doors.
For your chance to sample waterside living, visit the show apartment at The Wharf, on Mentmore Road, or call the sales consultant on 0845 676 0514. Alternatively, you can log on to the Redrow website at redrow.co.uk.

Also in Leighton Buzzard, The trio of show homes at a George Wimpey South Midlands’ Pages Priory development in Leighton Buzzard have won a top award.
Together, the two-bedroom ‘Beaumont’, three-bedroom ‘Dorset’ and three-storey three-bedroom Quainton show homes scooped the regional Showhome of the Year award, in an annual company competition run by the leading housebuilder.
The judges were impressed by the interior design team’s attention to detail and use of eye-catching colours combined with imaginative designs.
The stylish three-bedroom ‘Dorset’ showhome – which features accents of lime green, hot pink and orange to create a contemporary feel - was singled out for special mention.

The George Wimpey award is the second accolade to be won by Pages Priory in recent months – the development also scooped the ‘Best Value for Money’ category in this year’s Hotproperty magazine awards.
And award-winning Pages Priory has proved so popular with purchasers that the first phase of new homes is sold out.
Second phase properties currently available comprise three and four-bedroom designs starting from £224,995.

All properties benefit from a high standard specification including gas central heating, double glazing, and a fitted kitchen with built-in oven, hob and hood.
Pages Priory is ideally located just over a mile from Leighton Buzzard town centre, offering a wide choice of high street and independent stores and leisure amenities.
Schools for children of all ages and health services are also nearby.
For commuters, the A5 and M1 are within easy reach - putting London just over 40 miles away by road - while the town rail station offers regular services to London and the north.
George Wimpey enjoys an excellent reputation for customer satisfaction, having recently received a four star rating in an independent survey by the Home Builders Federation and the National House Building Council.
The housebuilder’s easymover programme offers a range of incentives for purchasers of selected properties including support for first time buyers - while customers with a house to sell can reserve their new home and then sit back and relax while George Wimpey finds a buyer for their current property and pays the estate agents’ fees.
Alternatively, customers can take advantage of George Wimpey’s House 2 Home bespoke moving package - free UK removal regardless of distance or size of property, full packing and unpacking service and insurance cover.

Incentives can be tailored to homebuyers’ circumstances and are subject to availability. Further details are available from the Sales Executive.
Further information is available by visiting the Sales Centre, located off Johnson Drive in Leighton Buzzard, and open seven days a week from 11am to 5pm. The Sales Executive can be contacted by calling 01525 850949.
Alternatively, information on George Wimpey developments across the region is available by calling 01908 544800, or by visiting the web site at newhometobuy.com, where homebuyers can register to obtain £10,000 discount off any new George Wimpey South Midlands home.
Bellway offers ‘one stop shops’ for first time buyers at its luxury apartment developments in Luton and Dunstable.

Buying a home, with all of the associated legal and financial arrangements, can seem like a daunting experience to those preparing to step onto the property ladder for the first time. Bellway Homes is offering to make the experience that much easier for first time buyers in Bedfordshire by holding dedicated ‘First-time buyer’ weekends at its new apartment developments in Luton and Dunstable later this month.
Designed to provide first-time buyers with access to free expert advice, with advisors on hand to provide answers to all the questions they might want to ask, the open events will take place on Saturday 30 September and Sunday 1 October at The Academy on Luton’s Castle Street and at Regent’s Quarter off Court Drive in Dunstable, from 10am to 5pm.
In addition to the first class independent advice on offer, people attending will be offered a host of deals and offers tailored to first-timers in a friendly, ‘no pressure’ atmosphere. They will also have the opportunity to view show apartments at both developments and refreshments will also be on offer.

The Academy is a development of 117 one and two-bedroom apartments located five minutes from Luton town centre. One bedroom apartments offer secure underground car parking, a terrace or balcony and lifts to all floors. They are priced from £145,000; 2-bedroom apartments with the same facilities and en-suite to the master bedroom are priced from £176,000.
Regents Quarter is a gated development of 157 stylish and contemporary apartments set in a picturesque parkland location just a short walk from Dunstable town centre, with its thriving amenities. An Asda supermarket is also located nearby. A leisure centre is right opposite the development and within walking distance is a brand new arts and entertainment complex comprising a theatre, new bars and restaurants, due to open in 2007.
One-bedroom apartments in Regent’s Quarter are available from £150,000 and two-bedroom apartments from £176,000. Most apartments boast a balcony or terrace.
Apartments at both developments feature an entry-phone system, double glazed UPVC windows, communal Sky TV system and a choice of fitted kitchens and wall tiling.
Bellway Northern Home Counties Sales Director Chris Edginton said:
‘Buying a new home can be a stressful process at the best of times, but for first-time buyers the whole experience can seem scary. Feedback from first-time buyers suggest that the jargon and legal terminology involved can be off-putting.
‘We have organised these events as a response to this, as a one-stop shop for young people who could really benefit from putting their hard-earned money into property of their own rather than into a landlord’s pocket.
‘One of the offers buyers can take advantage of is our popular ‘Move in for £99’ deal whereby buyers pay £99 to reserve their apartment and we then pay the 5% deposit, 1% stamp duty and legal fees up to £750 on their behalf.
‘The offer is perfect for first time buyers who find it impossible to save for a deposit and have to live in rented accommodation, or at home with their parents. The money they save can be spent on stylish new furniture and electronic goods for their new homes!
‘We are making it as easy as possible for people to own a stylish, spacious apartment of their own.’
For further details about the first time buyer weekends please contact a sales advisor at Regents Quarter on 01582 667457 or The Academy at 01582 451013.

We take a look at some exciting new homes in a very ambitious development.

With increasing numbers looking for a more balanced lifestyle, with more time for enjoying life, it is no wonder that developments bringing luxury and nature together are so popular. A good example of this trend is Fairfield Park, an imaginative project in Arlesey, Bedfordshire, near the Hertfordshire border. The scheme breathes new life into a former Grade II Victorian mental asylum and its 173 acres of grounds. The hospital was closed down in 1999 and became derelict, and is now the centre of a multi-million-pound scheme in which a consortium of builders will provide around 1,000 new homes.
The regeneration aspect of Fairfield Park is not its only attraction. Those who are tired of the thankless bustle of the city and keen to be part of a community have led the demand here; and this collection of homes is perfect for a lifestyle that makes room for the workaday world but also provides a contrasting experience that lets you recharge your batteries.

Fairfield Park, with all its natural beauty, also offers proximity to excellent transport links so residents really can have the best of both worlds. For commuters to London, Letchworth is a mile and a half away, from where regular trains run to King’s Cross (journey time approximately 35 minutes). There are also train links to Cambridge, Stevenage, Bedford and Luton. Meanwhile, motorists will be only two miles from the A1(M).

The new development is bringing about £4 million of investment to the local area, including a new lower school, the provision of a convenience store, a regular bus service and education contributions totalling £2.2 million. There will also be tennis courts, trim trails and play areas, in addition to the existing cricket and bowls amenities which have club membership facilities.
‘There is little doubt that Fairfield Park will be a great place to bring up your children,’ said project director Peter Sutton. ‘The whole design philosophy is to ensure that we create a strong sense of community.’

Transport-wise the area is lucky, with proximity to three mainline stations (Letchworth, Hitchin and Arlesey), which offer direct services into London King’s Cross and the North. And the major town of Stevenage, with its extensive transport links and leisure facilities, is within a 20-minute journey.
Bellway Homes is offering something special at Fairfield Park is Bellway Homes. Its Oakdene scheme presents 20 three-, four- and five-bedroom houses that offer not only wonderful indoor space but also ample opportunities to connect with nature. Set in mature parkland, the development has the advantage of offering plenty of space for everything from child’s play to ‘green exercise’, from quiet contemplation to brisk walks.

Cars are put in their place at Fairfield Park; necessary though they may be to modern living, a community is better served when the infrastructure of a community gives priority to cyclists and pedestrians. And this is exactly what has been done here; pedestrian walkways and a web of cycle paths throughout the mature parkland setting will enable residents to reach nearby Arlesey, Stotfold and Letchworth without the stress of being behind the wheel.
Chris Edginton, sales director of Bellway Northern Home Counties, says, ‘Oakdene has been designed to be in keeping with Fairfield Park and connect with the surrounding parkland area. The standard house design of modern living space will vary across the development with the use of reconstituted stone, generating a strong visual focus.’

Green policies are given more than lip service, Edginton points out. ‘Each house will have a water butt and water meter, compost bins, and bike storage facility, plus energy-efficient boilers and light fittings.’
Houses at Oakdene are priced from £330,000 for three bedrooms, £300,000 for four bedrooms and £400,000 for five bedrooms. All houses will have landscaped rear gardens. The marketing suite is open Thursday to Monday between 10am and 5pm. Call 01462 731580.

Twigden is another presence at Fairfield Park, and at its latest phase of development purchasers can choose from two-bedroom houses at £229,995, three-bedroom houses from £299,995, four-bedroom houses from £450,000 and five-bedroom houses from £525,000. The gatehouse show house has also just been released for sale, priced at £695,000; this includes carpets, curtains, light fittings, alarm system and beautifully landscaped gardens.

Additionally, one purchaser will be able to buy a six-bedroom Elizabeth house, an impressive three-storey home in a one-off design.
All of Twigden’s homes at Fairfield Park benefit from a high level of care and detail. And at this development which has been externally designed to replicate an urban Victorian landscaped, these homes give purchasers the choice between Victorian or contemporary interiors, according to house design.
Twigden’s show homes are open daily from 10am to 5pm, and a detailed scale modern enables prospective buyers to envisage how this attractive development will look on completion. For further information call the site sales team on 01462 684687.

Persimmon Homes is offering a variety of homes at Fairfield Park, including two-bedroom apartments, priced from £169,950, and three-, four- and five-bedroom houses. Three-bedroom houses start at £189,950, while four-bedrooms are priced from £307,500. Prices for five-bedroom houses are to be released soon.
The Persimmon sales office at Fairfield Park is open daily from 10am to 5pm. Call 0845 676 0189 to find out more.

There is a lot to like in the current crop of new homes in Bedfordshire. Johnny Turner takes a look around.

Bedfordshire is a fine mix of the bucolic and the busy, offering both abundant natural beauty and plenty of big towns and easy connections to London. When buyers weigh up the size of property they can get for the price as compared to in the capital, it’s no wonder so many are flocking slightly north. There are currently a number of fantastic properties of many sizes and varieties in this very welcoming county.
KingsOak North London’s Eleanorfields development offers two-bedroom apartments and two-bedroom houses, along with three-and four-bedroom town houses with plenty of flexible living space. The homes have contemporary fitted kitchens, integrated appliances and separate utility rooms in some of the town houses. All apartments and town houses feature a master bedroom with en suite.

Eleanorfields is conveniently close to the M1, Dunstable town centre and a fast train service to London. Prices for the apartments start at £169,995 while family homes are priced from £239,995. For further information on current incentives and availability, please contact the sales centre, open daily from 10am to 6pm, on 01582 665850. Visit kingsoakhomes.co.uk.
George Wimpey South Midlands has just unveiled the luxury Lavenham show home at its Melford Park development in the picture-perfect village of Stone. The five-bedroom property is beautifully decorated and superbly styled by the house-builder’s team of interior designers and demonstrates perfectly just what can be achieved when using a brand new home as a blank canvas.

The Lavenham features a large lounge with French doors to the rear garden, a separate dining room and a thoughtfully designed kitchen with adjoining utility area. A guest cloakroom, an entrance hallway and a useful under-stairs storage cupboard can also be found on the ground floor. Upstairs, the master bedroom boasts a dressing area and en-suite facilities, and there is a second double bedroom and the family bathroom.
On the top floor, the landing leads to two further large bedrooms, one with en-suite facilities, and a fifth room which is suitable as a single bedroom or study.
Like all new homes at Melford Park, the Lavenham enjoys a high standard of specification, including gas central heating, double glazing and fitted kitchen with built-in oven, hob and hood.

Two Lavenham homes are currently available at the development. One, Plot 34, is on the market for £472,995 and comes with a range of valuable additional extras including carpets and flooring throughout as well as a stainless steel oven and hob, integrated dishwasher, fridge/freezer and washer/dryer in the kitchen. Outside, the rear garden is lawned. Other four and five-bedroom properties are on the market starting from £375,995.

The developer’s easymover programme offers a range of special incentives on selected properties, including support for first time buyers, while customers with a house to sell can reserve their new home and then sit back and relax while the KingsOak finds a buyer for their current property and contributes to the estate agents' fees.
Alternatively, customers can take advantage of the House 2 Home bespoke moving package, comprising free UK removal regardless of distance or size of property, full packing and unpacking service and insurance cover. Incentives can be tailored to homebuyers’ circumstances and are subject to availability. Further details are available from the sales executive.

Melford Park is ideally located on the edge of the attractive village of Stone and offers breathtaking views of the nearby Chiltern Hills. The village has a wide range of everyday facilities including two traditional inns, a sports and social club, a primary school and a large public park, along with a mini supermarket and post office located just over half a mile away.
A wider choice of shopping, leisure and health facilities can be found in Aylesbury, less than three miles away, along with secondary schools. For commuters, Melford Park is within easy reach of the region’s major transport routes, including the M40.

One of Bedfordshire’s big success stories is, of course, Fairfield Park, an imaginative project near Stotfold, Bedfordshire, breathing new life into a former Grade II Victorian mental asylum and its 173 acres of grounds. The hospital was closed down in 1999 and became derelict, and is now the centre of a multi-million-pound scheme in which a consortium of builders will provide over 900 new homes.

The village feel will strike a chord with those who are tired of the anonymity of the cities and keen to be part of a community. This ambitious development offers communal space and facilities for all residents, as well as proximity to excellent transport links so that those who work in the cities can have the best of both worlds.
The setting is fantastic; Fairfield Park is situated in mature parkland just a short drive from the towns of Letchworth and Hitchin, and is only two miles from junction 10 of the A1(M).

Charles Church is currently selling a wide range of homes at Fairfield Park, including two-, three-, four-, five- and six-bedroom homes, each designed in keeping with the Victorian style of the development.

Each home features superb levels of specification, including a well-planned and imaginatively-designed kitchen fitted with a luxurious range of units including oven, hob, and hood, as well as integrated dishwasher and fridge/freezer. The spacious living area is ideal for the family to relax in together and boasts superb French doors which flood the room with natural light.

The lavish master bedroom comes with its own en suite shower room for added convenience. Further bedrooms will be served by the main family bathroom featuring sleek white sanitaryware and enhanced by chrome fittings.
Prices currently start at £184,995. The sales office is open 11am to 5pm. For further information call 01462 835407.

There’s plenty to like in the current crop of new homes in Bedfordshire. Johnny Turner has a look around.

In Dunstable, Laing Homes’ Chiltern Park is a stylish collection of beautifully designed one- and two-bedroom apartments and one two-bedroom house set in one of the town’s most desirable residential areas. With excellent transport connections to the A5050 link road between Luton, Dunstable and the M1, these very affordable apartments represent the perfect purchase for first-time buyers and investors. Chiltern Park backs onto Blows Down, an area of outstanding natural beauty. The development is due for completion in 2006.

A second Laing development worth investigating the county of Bedfordshire is Eden Gardens in Leighton Buzzard. The location is extremely convenient, being less than two miles from Leighton Buzzard town centre and boasting a wide variety of local shops and everyday facilities such as banks, newsagents and greengrocers.
There are superb transport links into London from Leighton Buzzard railway station. This link, along with the nearby M1, means commuting into the capital is a very viable option. There are also good schools nearby, a definite attraction for families looking into the four-bedroom houses.

Priced from £229,950, the Alice is a sought-after terrace design with attractively planned accommodation. On the ground floor are a separate kitchen and living/dining room opening on to a ready-turfed rear garden. The first floor has bedroom two and three as well as the family bathroom. The top floor, meanwhile, makes good use of the pitched roof space; it is given over entirely to a master bedroom featuring fitted wardrobes and an en suite shower room. This house type has a traditional exterior and a contrasting up-to-the-minute interior style.
The home is fully carpeted throughout and has stylish fitting and finishes. Kitchens, for example, come complete with a stainless steel oven, hob and extractor hood and offer integrated appliances including fridge/freezer, washer/dryer and dishwasher.

In addition to the Alice three-bedroom home, Fairfield’s contribution to Fairfield Park includes a range of other homes, offering between two and five bedrooms. Bedfordshire offers a winning combination of countryside and commuter ease. Johnny Turner looks at what’s on the market in this popular location.

Far enough out of London to be free of the capital when it’s of no use, and near enough to dip in when the mood strikes, Bedfordshire is a county of rolling countryside punctuated by bustling commuter towns. There are many types and sizes of home available in this friendly, thriving county – and the current selection of newly built homes is indeed impressive.
In the attractive market town of Biggleswade, Twigden Homes is selling Roman Place, which is located just off Drove Road. Each one of the selection of three-bedroom homes, priced from £209,995, and four-bedroom homes, which start at £241,995, benefits from en suite facilities as well as either garages or allocated parking.
Those who reserve early will also have a choice from Twigden’s wide range of sanitaryware, wall tiles, kitchens and work surfaces at no additional cost. Meanwhile the developer’s Choices package offers an extremely comprehensive range of additional items that the buyer can also purchase – all of which will be in the home when it’s time to move in.
The location is excellent. The town centre in a ten-minute walk away, while Biggleswade station, with its direct train service to King’s Cross, is also within walking distance. This means there are no costly estate agent fees to pay, nor any need to spend valuable time marketing a property and finding a buyer.
The development is ideal for the commuter, with excellent travel links via the nearby A5 and M1. Billington Park offers easy access to major business centres, with direct rail links straight into London, Milton Keynes, Northampton and Birmingham.

Bedfordshire is a location that has it all – convenient travel links, natural beauty and great amenities. Johnny Turner has a look at some of the best new homes in this comfy, well-connected county.

Far enough out of London to provide a peaceful existence, yet near enough to make it possible to earn your living in the capital, the lovely towns of Bedfordshire are much sought-after by home buyers. There is beautiful countryside and good shopping options abound. So when it comes to buying a home, it would be hard to beat this have-it-all Home County.
The attractions of Bedfordshire are countless. Whether your idea of fun involves nosing around Woburn Abbey, seeing rare wild animals, going around a gallery or taking a walk by the banks of the breathtaking River Ouse, you’ll find all of this and more very close by. See a play, visit the pub, go shopping – it’s up to you.

The biggest bonus of living in Bedfordshire, however, is the wealth of transport connections, both between the local towns and into London and beyond. The motorway network provides a number of routes to work, including the M1, A5 and A6. Trains along the Thameslink and WAGN routes are an excellent way of commuting; between them they serve both Luton and Gatwick airports, and both make the City of London easily accessible. Bus services are also well planned, providing frequent services on the East Beds Link, which connects various villages between Biggleswade and Sandy.
In Southcott Village, Linslade, P I and N Healy is converting a former watermill and other period barns into four luxury homes. Each property boasts individual character features which have been painstakingly restored using a blend of traditional skills and modern-day technology. Specification to each home is extremely high, including bespoke kitchens with granite work surfaces, solid oak floors and traditional oak hand-made plank doors.

The Old Watermill, dating from the 1700s, is a spacious five-bedroom property on three floors. The superb lounge has exposed wall and roof timbers and a large inglenook fireplace. The Great Oak Barn, from the same period, has all of its original oak timber frame structure on view. Accommodation includes six bedrooms over three floors, including a magnificent dining hallway which is open from the ground floor right up to the original roof timbers. The Old Stables provides versatile accommodation with four double bedrooms. It also contains a very large studio area of over 600 sq ft with its own private facilities; this area has permission for commercial use and would be ideal for running a business from home. Finally, the Old Coach House is purely ground floor accommodation. It still retains its traditional soft red brick arches in the hall, lounge and kitchen – and it has the benefit of a large studio area with private facilities. There is also a large rear garden.
From the idyllic country location you can get to the City of London quickly and easily. The station is a seven-minute walk and the journey into London Euston is only 35 minutes.
The properties at Southcott Barns are available for sale with a price guide of £380,000 to £745,000. For sales enquiries contact P I and N Healy on 01844 291554. Also find more details on the website piandnhealy.co.uk.

Twigden Homes currently offers several high-quality developments in Bedfordshire. At Fallowfield in Sandy, conveniently located on the A1, the developer is selling a four-bedroom detached Albert-style home, the last remaining of three homes for which planning permission has recently been granted. Sandy benefits from a rural location but is perfectly placed for easy access to London or Cambridge. To arrange to see plans of the home – or to receive more information on future availability – contact selling agent Taylors in Sandy on 01767 682811.
Also available from Twigden are the final remaining homes at Abrahams Court in Bedford. Bedford is very well located for commuting into London, with its Thameslink station and good motorway access. There is one two-bedroom house, priced at £155,000, and a choice of three-bedroom houses, priced from £210,000 to £215,000. For further information contact 01234 350860.

In Leighton Buzzard, Twigden Homes has recently purchased land with detailed planning permission for 48 one- and two-bedroom apartments in Lake Street. Construction will begin shortly on eight new, modern apartment designs, which are to be built to a high level of specification. The development will be set in landscaped grounds and each home will have an allocated parking space.
To register your interest in the forthcoming homes, phone the Twigden sales hotline on 01480 222849.
Another collection of homes in Leighton Buzzard is currently available from Bellway Homes. Clipstone Brook, launched in late 2003, consists of 51 one- and two-bedroom apartments, 50 per cent of which have already been reserved.
First-time buyers will be particularly interested in these homes – and in the incentives that Bellway offers on them. The developer is offering a ‘move in for £250’ scheme, which means purchasers would only have to pay a deposit of £250 to reserve their new home. At Redrow’s Park View development in Luton two-bedroom properties are selling out as fast as they are released for sale. The latest phase of 16 apartments has just been put on the market – and half of them were snapped up immediately.
Stephen Williams, sales manager for Redrow Homes (South Midlands), says, ‘The apartments are attracting a great deal of interest from investors and owner-occupiers alike and this latest phase is no different.’ Young professionals who commute to London have found Park View particularly attractive, as have those relocating from traditionally more expensive areas such as St Albans, Hemel Hempstead and Harpenden, he points out.

All of the apartments at Park View offer Redrow’s Sapphire specification, which includes a fitted kitchen with a choice of modern furniture and worktops, stainless steel oven, hob and chimney style extractor, as well as an elegant white Ideal Standard bathroom. The ground-floor apartments have private patios, while those on the first, second and third floors have balconies.
Situated off New Bedford Road, opposite a park and beside a designated county wildlife park, the development is ideally placed for commuters and nature-lovers alike. Park View is a short drive from Luton town centre and approximately 30 miles from London. Those who work in the City of London will find a journey from Luton Thameslink station to Moorgate of less than an hour.
Luton is a modern, cosmopolitan town that offers an attractive selection of benefits to the home buyer. Besides the superb transport links, Luton boasts a progressive university, excellent dining and entertainment options, good shopping and quick access to lovely countryside. Luton Airport makes it possible to jet off to sunny climes without a long slog either side of the holiday.
