Eastbourne
Belle Toute Lighthouse, which sits on the edge of Beachy Head in East Sussex, has enjoyed a
colourful history.
Petitions for a lighthouse on this potentially dangerous stretch of water were made to government from circa 1691 and in desperation, tired of burying so many dead sailors, a local clergyman, Parson Darby, set up his own warning system by excavating a cave in the face of Belle Toute cliff, which used a lantern as a warning light.  In 1828 a small wooden building was erected on top of the cliff, which was replaced by a permanent stone lighthouse in 1834.
Sold by Trinity House in 1903, Belle Toute Lighthouse became a tea-house and changed hands several times before being bought in 1923 by a surgeon who made some improvements, which included adding an extra storey and turning the lantern into a solarium.
During World War II, the lighthouse was requisitioned by the military. Badly damaged by shelling, it was then given to Eastbourne Council, later being taken over by a London doctor who rebuilt it as a family home.
Sold again in 1987, its new owner was the BBC, who used it in the making of Fay Weldon’s ‘The Life and Loves of a She-Devil’. In March 1999, due to coastal erosion, the lighthouse was raised two feet into the air by hydraulic jacks, and moved away from the cliff edge.
Priced at £595,000. Contact selling agents Strutt & Parker on 01273 475411.

The county of Sussex is one of the South East’s most sought-after spots. Johnny Turner looks at what’s on the market.

I f any county can claim to have it all, certainly East and West Sussex fit the bill. With generous, high-quality coastline and a mix of landscapes, from chalky downs to gentle, rolling hills, there is something special about the natural beauty of the place. There is also plenty of opportunity to participate in the daily hustle and bustle for residents of Sussex: Brighton is a magnet for both workers and holidaymakers, while London is easy to reach by road or rail.
The homes in East and West Sussex run the gamut from smart seaside apartments to family homes in village or town settings. Indeed, the current market has something for every buyer type.

Crest Nicholson (South East) Ltd has just launched The Brackens, a development of 14 two- and three-bedroom homes in Crowborough. This is the only new-build development currently under construction in Crowborough, which makes it all the more sought-after. The Brackens is situated in the heart of the town centre and only eight miles from Tunbridge Wells. Prices start at £192,500 for a two-bedroom apartment and £255,000 for a three-bedroom house. For more information call 01892 665666 or visit crestnicholson.com.
For those in search of a sought-after seaside location, Rydon Homes has opened the doors to two stunning new show apartments at Avalon, which is situated on West Street in Brighton. Comprising a collection of 45 cool, calm living spaces, this prestigious development occupies an unrivalled and vibrant location that is under 100 metres from the sea yet right in the centre of the city.

The state-of-the-art development offers a rare opportunity to live in the heart of Brighton and offers a collection of one-, two- and three-bedroom apartments, duplexes and penthouses with a superior specification. It is just a short walk from The Lanes and the seafront.
Natalie Flint, sales and marketing director of Rydon Homes, says, ‘The first two show apartments give visitors a true flavour of the lifestyle and ambience of Avalon. The location, designer specification and creative layout ensure that the apartments offer an ideal retreat after a busy day at the office. These show apartments have been incredibly well received by visitors which has inspired us to create a third show apartment which is also a duplex.’ This latest show apartment launched last month, and demonstrates even more clearly why Avalon is one of this year’s hottest buying destinations.

Situated on the first floor of this metropolitan style development, the main show apartment features a contemporary-style kitchen which is open-plan to a spacious living/dining. There is also a large terrace, offering the ideal entertaining space.
The master bedroom suite provides a pair of double-width fitted wardrobes suitable for two people to share, plus an en suite shower room. The second double bedroom also features fitted wardrobes and is ideal for a guest bedroom, study or leisure room. A separate bathroom features Phillipe Starck-designed sanitaryware, a bath by Kaldewei, Hansgrohe chrome monobloc mixer taps and a chrome heated towel rail.

One of the new show apartments also serves as the new marketing suite which is accessed off Middle Street. The duplex apartment offers 1,313 sq ft of living space plus a large terrace. In this apartment a kitchen complete with a full range of appliances is open plan to the spacious living/dining area. A door from the living area leads out onto the terrace, offering the ideal environment for al fresco dining during the summer months. A separate cloakroom completes the ground floor accommodation.

On the first floor, the master bedroom suite features an en suite shower room, plenty of fitted wardrobes plus access to a private balcony, ideal for morning breakfast or a glass of wine in the evening. The second double bedroom also provides a vast amount of wardrobe space and has access to a separate bathroom.

Try Homes

Coombe Hall Park, East Grinstead, West Sussex

Although space is a definite requirement for a growing family, a family home is about far more than just space. With this award we honour the developer that has thought most carefully about the nuances of family life and so provides families with the facilities that they need both within the home and at the surrounding development. The winner of this year’s award goes to Try Homes for its superb Coombe Hall Park, a stunning collection of unique family houses (and apartments) set within seven acres of stunning grounds.

The houses at the development are all different in design but provide the same family-friendly features. Generous kitchens and family rooms reflect the informal lifestyle of modern families, while drawing and dining rooms offer more formal entertainment space for when the kids have gone to bed. Extra rooms, for use for example as a playroom or homework room, combine with the gardens and additional bathrooms (in the five-bedroom Osbourne style house there are four, including the en suites) to ensure that each member of the family can have their own space for work or enjoyment and that in the rushed mornings there won't be rows over who gets ready first!

Specification at Coombe Hall Park is exclusive. Kitchens are fully fitted with a range of high quality integrated stainless steel appliances, including fridge/freezer and dishwasher. Doors are solid wood and surfaces are either granite or timber edge and lit with pelmet lighting. Classic white bathrooms boast a contemporary feel, with vanity units built in to all en suites and main bathrooms. Stylish basins are manufactured by Villeroy & Boch.

Properties at Coombe Hall Park enjoy the benefits of a traditional home alongside all the conveniences needed for modern family life. Internet access is provided as standard, enabling harassed parents to shop online as well as allowing their offspring the necessary resources for studying. BT and TV points are fitted in all bedrooms as well as in the lounge, study, kitchen, family room and conservatory (where applicable).

East Grinstead itself is a pretty, historic Tudor town offering a variety of shopping and entertainment options, including a multi-screen cinema, a vintage steam railway and a range of museums. The main draw however is the surrounding countryside. Located on the fringe of the Sussex Weald, there are outdoor pursuits for all members of the family here, from walks among the flora and fauna of the landscape to bird sanctuaries, fishing, woodland and Lingfield Racecourse.

All houses at Coombe Hall Park are now sold but two apartments remain, priced from £249,950 for one bedroom. Call 01342 410972 for details.

Sussex is the dream county for those looking for a peaceful, rural retreat as well as easy access to a wide range of amenities, says Anna Bowden.

As life gets busier and more hectic by the minute it is often hard to see past the grind of our working lives. Few of us are lucky enough to work rurally; most have to make that daily trek across town, whether by public transport or car, getting stuck in traffic and dealing with the hordes of others around us. What we need to remember, however, is that although our working lives are stressful our home lives don’t have to be as well. How much better would you feel if, once you left the office, you could head out of town into the country? To a peaceful, green environment?

If this is your dream then Sussex is your county. Green, leafy and close to the sea, Sussex boasts beautiful, peaceful living with access to an enormous range of amenities. And not only that: it also boasts a plethora of high-quality new home developments, where lucky buyers can enjoy the best of both town and country living.

Only five apartments now remain for sale at Sunley’s The Manor in Horsham, a collection of apartments on the site of the former RSPCA headquarters in Sussex. Four of the apartments are located in the actual Grade II listed headquarters building and feature an extensive amount of space: up to 2,000 sq ft, which allows as much room as possible to incorporate furniture from a large family home. All the rooms include many of the original features, retaining carefully restored original doors and windows.

Contrasting strongly, internal features of the refurbished apartments are chic, contemporary and high specification. Kitchens include granite worktops, integrated appliances and Amtico flooring, while bathrooms boast contemporary white sanitary ware with Aqualisa shower units and heated towel rails. The apartments also provide pre-wiring for IT, audio and video entry system as well as allocated parking and a gated entrance.

The fifth remaining apartment has three bedrooms and boasts a spiral staircase up to a mezzanine floor above, creating a penthouse feel and overlooking Horsham town centre. The dining area has an atrium window, contributing to the feeling of space and light.

Prices at The Manor start from £425,000 for the new build penthouse and from £670,000 for the refurbished three-bedroom apartments. Call 01403 211466 to find out more.

Millwood Designer Homes has recently received planning permission for Lordswell House, an individual new home on the outskirts of Crowborough. The house is an exquisite Yeoman style five/seven-bedroom detached home on a one-acre plot. Located in a sought-after position, set back from Lordswell Lane, the house benefits from a south-facing rear garden.

Tony Lynn, sales and marketing manager for Millwood, comments, ‘We are delighted to have received planning permission for Lordswell House. It is a remarkable home that will, of course, benefit from traits indicative of all Millwood Homes, with a luxurious interior, meticulous attention to detail, a high level of quality, impressive specification and a traditionally styled exterior.

‘We have enjoyed previous success in Crowborough with the remarkable Chilington Manor, which was sold in record time, and I am sure that Lordswell House will prove to be just as successful.’

Early purchasers at Lordswell House have the opportunity to take advantage of Millwood’s Design and Build scheme, which allows home buyers to personalise their new home and tailor it to their individual requirements. Working closely with Millwood’s experienced design team purchasers can choose preferred floor plans and specification, subject to the usual planning consents.

The new show apartment will be located within the recently completed block of apartments which overlooks the picturesque residents’ waterside gardens and seating area.

Millwood’s Tony Lynn comments, ‘The Henley Apartments have enjoyed a superb sales success with over 50 per cent of the apartments now sold, which is no surprise as they really do offer the best of both worlds. Purchasers can relax in the landscaped gardens overlooking the water that have been integrated into the development, take a stroll to the vibrant harbour just minutes away and enjoy an al fresco meal at one of the many marina bars and restaurants, or simply bask in the luxury of their new apartment and enjoy a bottle of wine on their private balcony – it really is the life!’

The impressive specification at the development includes fully fitted designer kitchens by James Theobald, with modern stainless steel integrated appliances; luxury white bathroom suites with tiling from Porcelanosa, contemporary chrome fittings throughout, contemporary wardrobes from Portico and pre-wiring for surround sound.

Prices for The Henley Apartments start from £159,950. Call 01323 472882 to find out more.

‘Furthermore, in the Oast House we have installed a magnificent master bedroom suite complete with a galleried dressing area and en suite bathroom that has pristine white sanitary ware and stylish tiling. I would urge potential buyers to visit Oast Place – this is a specification that really must be seen to be believed.’

Sussex combines natural beauty with modern convenience - and developers and buyers alike have fallen for its charms. Johnny Turner finds out what makes Sussex special.

Sussex is popular with home buyers for many reasons – the sea is nearby, the towns and cities are varied and vibrant, and the choice of home types is vast. There are currently many excellent developments to tempt today’s buyer.

We start in popular Horsham, where Antler Homes is selling six detached five-bedroom houses a short distance from the town centre. One particularly appealing aspect of this development is the fact that it is within the catchment area of the highly prestigious Millais Girls’ School. Prices for these homes start at £435,000. Obtain more information by calling the Antler Homes sales office on 01959 547100.
Also in Horsham, Sunley Homes has revealed its plans to convert the Grade II listed former headquarters of the RSPCA into The Manor, an elegant development of 14 stylish family town houses and 19 two- and three-bedroom apartments. Of the apartments, 11 will be new build and eight will be converted from part of the original building.

The show apartment is a very light and spacious three-bedroom, two-bathroom conversion on the ground floor of the listed building. It has an extensive 2,000 sq ft of space, which allows for large reception areas. The town houses have been designed to reflect the local vernacular, which includes Victorian buildings. They sit around a romantic sunken garden and water feature and are positioned behind the Manor House in a transitional area between it and a new commercial piazza. The skilful placement of the landscaped communal gardens allows a sight line through to the piazza.
The Manor represents a one-off opportunity to live in an unbeatable location within what is surely the town’s most desirable area. Prices for the apartments start at £305,000, while the town houses are priced from £395,000 for three bedrooms and from £430,000 for four bedrooms. The marketing suite and show home are open daily from 10am to 5pm. Call 01403211466 or visit sunley.co.uk.

From the brazen delights of Brighton to the rolling splendour of the Sussex Downs, this is a county that caters for the most discerning new home seeker. Jennifer Sutton scours West Sussex for a few of the best

One of Britain’s most popular destinations, Brighton offers the perfect blend of grand architecture, trendy shops and bars and seaside thrills. It also offers a young, cosmopolitan lifestyle with a wealth of stylish new developments to enjoy that lifestyle within.

London Town plc’s development 1897, set within the magnificent Gothic confines of the former Brighton College of Technology, comprises 48 spectacular private galleried loft apartments. From its elegant exterior to the ornate decoration within the principal entrance hall and staircase, this is a scheme with true style, oozing with period features and dressed to impress. Many of the lofts benefit from double or triple height living rooms and mezzanine floors with glazed balustrades whilst some boast special sliding walls for truly flexible living.

If space is important, then you won’t be disappointed, as each provides between one and three bedrooms, ranging up to 1,943 sq ft in size – that’s equivalent to the size of a house! Interior specification is high, with oak strip wood flooring to reception areas and hallways, oak wood entrance doors, video door entry system and wiring for entertainment or home office systems. Spacious reception rooms, some with ceilings 18ft high, provide an abundance of room for entertaining while the mezzanine levels, all of which are galleried, provide flexible living space. Most master bedrooms have en suites, some boasting a separate walk-in dressing area. Whether your style is contemporary or more traditional in style, there are fitted kitchens to suit, all with oak strip wood flooring and stone worktops as well as a range of integrated appliances. In the three-bedroom apartments, the third bedroom has been designed to provide flexible accommodation and could be used as either a dining room, study or home gym. Extras include a private communal landscaped garden, porterage, CCTV security, bicycle storage and two communal cars, for residents’ exclusive use. For further information and prices telephone London Town plc on 020 7839 5588 or visit www.1897brighton.co.uk.

If it is peace and tranquillity you are after, not much could beat a new development in the beautiful Ashdown Forest. Although privacy comes at a price, as Karen Keeman discovers, the luxury is worth every penny.

Within acres of beautiful wooded landscape in the Ashdown Forest in East Sussex lies Wrens Warren, a luxury development of just seven country homes. Each secluded property has been sympathetically designed to blend into the surroundings and offers an exceptional amount of living space.

Built by Millwood Designer Homes in partnership with Gleeson Classic Homes, the development combines the peace and tranquillity of its fabulous location with the latest digital technologies to allow the residents the use of an internal lift as well as a home cinema and security systems. ‘All of the homes at Wrens Warren are built by our in-house design team,’ explains John Elliott, managing director of Millwood Designer Homes. ‘We know that our customers demand outstanding homes that reflect the sort of lifestyle they lead.’

Inside the homes, the latest fashions complement traditional exteriors made from timber, stone and brick. ‘In all of the homes we build, we make sure that the kitchen is spacious, even if that means making the living room smaller,’ says Elliott. ‘The kitchen is usually where people congregate so we almost always have a family room leading off it.’

Some of the special features at Wrens Warren include huge open fireplaces made from reclaimed oak, powerful showers with body jets and Jacuzzis in the bathroom and panic buttons in the bedroom.

‘If people can afford to buy this type of property then it is quite likely that they are going to have a number of expensive hobbies. This is why we have included a wine cellar and a gym room on the top floor,’ says Elliott.

Each home, set in a plot of up to three acres, starts at £1.35 million. For further information or to view the show home call 01892 770199 or the selling agent on 01892 665666.

Although Eastbourne may be traditionally known as a retirement area, things are changing rapidly as Karen Keeman discovers after a visit to the marina.

Contemporary homes with loft-style features are not something likely to be associated with Eastbourne – surely those living in the county of Sussex want much more traditional houses with conventional furniture? Thankfully for would-be residents in the area, there is one developer who firmly believes that it’s time to throw out the chintz with the introduction of new homes with a distinctly modern flavour.

Silver Homes have been building houses and apartments at the private estate in the Sovereign Harbour development in Eastbourne for two years. Created around the marina with stunning views over the water, the style of these homes has produced a huge amount of interest. ‘Although Eastbourne has a reputation for being a retirement town, the buzz of the marina and the contemporary homes brings the area into a new dimension – it is Eastbourne Mark Two,’ explains managing director Richard Silver.

Unlike many other homes within the area, the Silver Wharf development features contemporary elements such as exposed brickwork, real wood laminate flooring, brushed steel and recess lighting. The apartments are also wired up for an integrated sound system, internet connection and internal computer network. ‘If you give customers the choice, most people jump at the chance to own a home with modern elements,’ explains Silver. ‘And there is no reason why you can’t mix contemporary with traditional anyway; that way a home has a fresh and imaginative approach.’

The marina is part seawater and part underground water, which means that the numerous sailing boats share the waves with swans. To support the influx of new residents, an Asda supermarket, cinema and various retail outlets have been built. With a definite holiday home atmosphere, once the sun comes out it is not hard to imagine people sipping lattes in one of the many trendy dock bars.

Current prices for the homes at Silver Wharf start at £155,000 for a two-bedroom, two-bathroom cottage. Silver Homes will shortly be releasing for sale the second block of 13 waterside apartments with prices to be advised nearer the time. The homes will overlook the marina and each has a balcony or wide terrace. To register your interest or to enquire about the remaining homes call the sales office on 01323 460200.

As specialist builders of quality detached houses in the suburbs and Home Counties, the success of the scheme has also meant that the company will be looking to produce similar designs in other ‘conservative’ areas. We all hope to get what we pay for when we buy a new home, but sometimes the real value of a property lies in the things we don’t see at first glance. That’s why buyers – and builders – are beginning to pay as much attention to the quality of life a property offers as to its material amenities. Having all mod cons is only half the equation; community services, good schools, open spaces, public transport, shops, restaurants and entertainment are just as important in creating places where people want to live. The concept of the ‘Urban Village’ – the place where people are encouraged to live, work and create the community normally found in a traditional village, while still embracing an urban location and ethos – has been one of the challenges of the past decade.

One project rising to that challenge is The Village, a redevelopment of the former Caterham Barracks in Caterham-on-the-Hill, Surrey. An active military training ground for nearly 100 years, the site dominates this small satellite of Caterham, and local affection for the site and opinions about it are strong.

“We want homes, not houses; in a community — not an estate.”  — Participant in community planning weekend

In response to this, Linden Homes, the company chosen to develop the site, threw open the once-private gates, held a local fête and invited people to a public forum to discuss the future of Caterham Barracks. An unprecedented response led to over 1,000 people attending a planning weekend in what became the largest meeting of its kind ever held. Workshops were held for young people and those with learning difficulties, volunteers pledged their time to help with projects, and participants prepared action plans. As one participant observed, “The professionals learned what local people needed and the community began to understand commercial realities.”

As a result of the weekend, Linden drew up a detailed plan for the site including designated public spaces, places for stores, shops, restaurants, light industry, live/work spaces, arts and leisure centres and subsidised housing along with more typical accommodation. They set aside a fund for the restoration of public buildings and a community trust was set up to work in cooperation with Linden and the local council to implement the plan.

Two years on, although there is still much to be done, the project has had many successes. Most of the homes converted from the original barracks are now occupied, a veterinary practice and catering company have taken up residence, and Linden themselves have relocated their main office to The Village. By far the most successful project, however, has been the temporary conversion of one of the former gymnasiums to a youth club featuring an indoor skateboard/BMX/in-line circuit. Attracting as many as 150 young people a night and providing a cheap, safe and supervised place for them to spend time, it has met a real need in the community. It has also acted as a focus for locals eager to see the new development as something that will benefit everyone who lives in Caterham-on-the-Hill.

As Linden have observed, “The Village may come to be seen as a turning point in the way developers design, build and interact with local communities.” And whatever the future may hold for The Village, it encourages all of us to take a longer look at not just where we live, but the way we want to live.
