Wolverton, Buckinghamshire - Places for People is to regenerate this famous railway town with a new development of 300 new homes. On Thursday, 3rd August, the Principal Development Agreement (PDA) was signed by  Hackney Homes, Hackney Council and Berkeley Homes at Hackney Town Hall.

The PDA details plans for building an innovative new sustainable community in Woodberry Down, North East London. A planning application will now be prepared by Berkeley Homes for the old school site, which is the first site to be developed, and kick-start the project into life

The Woodberry Down scheme is a partnership of organisations and residents, all with a common goal; ‘to work towards a total living environment – where people want to live and work’.  

The scheme will use pioneering concepts in sustainability, environmentally friendly housing, integrated community facilities and energy efficiency. It will be one of the largest developments of its kind in Europe.

An initial investment of £250 million out of a total investment of over £1 billion million will ensure that the scheme guarantees lasting improvements for future generations in the area in terms of housing, quality of life, leisure facilities, education and health.

Barratt Hands Over 60 Affordable Homes in Hatfield to Aldwyck Housing Association

A peek at some developments with great incentives for investors.

I nvestors tend to look for three main things in a property: it should involve low initial outlay, be located in an area with good transport that will be attractive to good-quality tenants, require little in the way of maintenance. These days developers are wise to these requirements, and it is amazing how much there is on the market that ticks these boxes.
And now builders are going one better: they are offering some very attractive incentives to investment purchasers. From leaseback schemes to a guaranteed rental income for a specified length of time, these offers can make the decision about whether to invest an easier one.
A good example of such a deal is currently available at The Ovaltine Apartments in Kings Langley, Hertfordshire. Fairview New Homes is offering investment buyers a 7.5 per cent rental guarantee for a year, given in the form of a cashback sum on completion. For example, on an apartment costing £214,995, this equates to the tidy sum of £16,125. In addition, the investor can keep all the rental income they receive during that first year.

Fairview has transformed an iconic site into a really exciting new place to live. The development has kept the original factory façade, a typical streamlined white Art-Deco-style edifice built around 1930. CALA homes has introduced the ‘easy deposit’ scheme, which is designed to help buy-to-let investors secure a new property with a reduced cash deposit.
CALA has teamed up with leading mortgage broker Charcol Direct to launch the new scheme, which uses a residential prop bond to act as a guarantee for a proportion of the ten per cent cash deposit that purchasers are normally required to pay on exchange of contracts. At completion, investors will still have to pay the balance on the property, including the amount covered by the property bond.

This scheme will be especially useful to those who buy off-plan, as they can secure the plot they want with a reduced initial outlay; this allows them to exchange on further properties or to invest the money that would have gone on a deposit elsewhere.
As an example, at St Bernards Lawns in Solihull, where prices start at £235,000 for a two-bedroom apartment, investors would initially only have to find 2.5 per cent (or £5,875) as a deposit, rather than £23,500.

According to Alan Brown, English regional chairman of CALA Group, ‘Off-plan property investment has become increasingly popular over the last five years. However, investors have always had to tie up large amounts of money in deposits during the period between exchange an completion without having the ability to earn interest on it. The Easy Deposit scheme provides a real solution to this.’
The property bond is available on CALA Homes’ developments in England, but can only be used in conjunction with a mortgage arranged by Charcol Direct. Depending on the development, the bond will guarantee between 50 and 75 per cent of the required deposit. The bond coasts £56 per £1,000 secured on it each year, with a minimum fee of £750. To fund a £20,000 payment over 12 months would cost £1,120.

Looking ahead, Premier Properties make their mark on Cheam


Everyone who has to catch the train to work likes to have a few more minutes to spare in the mornings; and those are the sort of buyers likely to be very interested in Premier Properties’ new development in Cheam. The north/south Thameslink service puts industry, air travel and even the coast within reach. We see what’s on the market near this crucial connector.

Two new transport initiatives, due for completion within the next three years, are set to provide a dramatic boost to East and South East London property prices, according to agent, Hurford Salvi Carr. These projects are the extension of the East London Line and of the Docklands Light Railway (DLR) to Woolwich.

Jonathon Woodfield, Hurford Salvi Carr’s land and new homes director, comments: ” the areas which that are particularly set to benefit are Bow, Hackney and Woolwich, which over a five year period after completion of these projects could experience property price increases as much as 50%. This is based on the affect of the Jubilee and DLR extensions, which have pushed up prices in Bermondsey, Canada Water and Surrey Quays by up to 75%.

“In the case of Canary Wharf, since the Jubilee line extension has been completed, prices around Canary Wharf have risen by up to 120% over a five year period.”

The East London Line extension (ELLEX) will help to raise prices and demand across East London and North East London over the next five years. The project will help feed commuters from North and South London to Canary Wharf, which employs over 100,000 people, without going into central London. Just as districts close to stations along the Jubilee Line underground extension benefited from price rises of up to 20% over the first two years of opening, the ELLEX line could have a similar effect.

Initiated by the Mayor, the £600million ELLEX project will continue the line northwards by re-instating old rail lines and building new underground stations at Liverpool Street Station, Hoxton, on the junction of Cremer Street and Geffrye Street, at Haggerston, south of Lee Street, close to the Kingsland Road, and at Dalston, south of Dalston Lane. It is interesting to note, the London Borough of Hackney is one of the few London Boroughs that does not have an underground station. Trains will run on via Canonbury to Finsbury Park Underground Station, providing connections with the Piccadilly and Victoria lines. Southwards, the line will be extended to Crystal Palace and West Croydon.

The northern extension is anticipated to be completed in 2007 with the new Haggerston Park and Hoxton Underground Stations opening either that year or a year later. The southern extension will be finished by 2010.

One of the key districts that can be expected to benefit is Whitechapel, where the East London Line links with the District and Hammersmith & City lines. Here Berkeley Homes is undertaking the £200 million redevelopment of a 10-acre former Co-op headquarters site on Leman Street, providing over 295 new and converted apartments and penthouses.
Dalston will benefit significantly from the new extension. The Council is already planning a new town centre with more than 400 new homes to be built on derelict land.

Plans to extend the DLR out to Woolwich Arsenal, an additional 1.5 mile stretch, will expand the line from King George V station near London City Airport, under the River Thames, and into a brand new station at Woolwich Arsenal. The station is close to Berkeley Homes’ Royal Arsenal site, one of London’s largest refurbishment projects.

The Government estimates that the extension will help create approximately 56,000 extra jobs within 40 minutes of Woolwich town centre. The DLR will run every four minutes at peak times, with a journey time to the employment hub of Canary Wharf of 19 minutes, compared to the current journey of 29 minutes, involving a less reliable journey by rail and a change over to the DLR at Greenwich. In the case of Bank in the City, a direct journey from Woolwich Arsenal via the new DLR connection would take 27 minutes, five to 12 minutes quicker than the current less frequent service, requiring a rail journey to London Bridge and a change to the Northern Line.

The new DLR proposal is backed by Mayor Ken Livingston, the boroughs of Greenwich and Newham and development agencies such as the Thames Gateway London Partnership. The railway, which is likely to be funded through the Private Finance Initiative, could be completed by 2008.
