In Wanstead E11, Higgins Homes has chosen to draw on iconic architect Frank Lloyd Wright’s architectural ethos of harmonising buildings with their surroundings at The Garden House, its aptly named development in The Avenue.

The final phase of Eastside in Bow will have buyers rushing to reserve.

It’s on the City’s doorstep and is set to host the 2012 Olympic Games. It’s also got a number of excllent properties on offer, finds Johnny Turner.

London’s eastern half holds much excitement for today’s home buyers. Not only is it going more and more upmarket due to the influence of the nearby Square Mile, but the Olympics will have its base there not so many summers from now. The area has a wealth of good-quality homes to offer, and with the development of the Olympics the choice will only become even more wide. So what is there to woo the current purchaser?

Well, the obvious answer is apartments. There are houses to be had, as we shall see. But the overwhelming majority of homes being built are apartments, and nowhere is this more the case than east London. And one of the jewels of east London’s reinvention is undoubtedly Berkeley Homes’ Royal Arsenal, a multi-faceted reinvention of the former site of the Woolwich Arsenal in SE18.

These homes are designed to achieve the top score for environmental performance and also the highest National Home Energy Rating for energy usage. The design of the homes maximises light, while thermal and acoustic insulation exceeds building regulation requirements by approximately 50 per cent (by 20 per cent in lofts where standards are already high).

At the Bay Trees development on the outskirts of the old market town of Oxted, Gleeson Homes has launched its Go Green scheme. The scheme gives new purchasers a mountain bike (or bike of choice) to the value of £450, plus a 12-month rail season ticket as part of their moving in package.

St James Group has unveiled the enviro-home at the already-popular Kennet Island in Reading. The enviro-home demonstrates how a modest house can incorporate renewable energy solutions, which will produce 70 per cent less carbon emissions than a regular UK terraced house. The enviro-home also showcases a first in global house building by featuring integrated solar roof tiles.
Solarcentury’s new solar electric tiles (C21e) and solar thermal tiles (C21t) are built into the new enviro-home. Amazingly, the CompleteSolarRoof is capable of generating electricity and hot water respectively – even in cloudy weather conditions.
Kennet Island is also the first UK housing development to secure a share of almost £1.2 million of funding from the 15th round of grants issued under the Major Photovoltaic (PV) Demonstration programme. St James will use the grant funding to subsidise the cost of PV tiles for the first 50 buyers who opt for photovoltaic power on the next phase of properties, which will be built in early 2007.

The Department of Trade and Industry (DTI) endorses St James as the first major developer in the UK to offer customers a package of eco-options for their new homes. Renewable energy solutions currently being trialed include photovoltaic power, solar thermal, wind power and grey water harvesting.

St James plans to use the enviro-home to educate and engage the local community in the importance of reducing carbon emissions. By demonstrating how reduced living costs can be facilitated through waste minimisation and the use of renewable energy, St James hopes to challenge potential home buyers to actively support the campaign to reduce climate change.

Linden Homes is installing ground source heat pumps in two homes at its Fusion development in Woking, as part of its ongoing commitment to finding new ways to harness renewable energy on site. Heat pumps both reduce the carbon footprint of the homes and can lower energy bills for customers by as much as 70 per cent.
Heat naturally exists in the ground from the sun’s energy, remaining fairly constant at seven to 13 degrees Celsius throughout the year. Boreholes 15cm diameter and 85m deep will be installed in the back garden of each house, into which a continuous loop of pipe will be fed. The pipe containing a non-toxic liquid, collects the available heat and takes it to a heat exchanger in the garage. The heat exchanger increases the temperature to make the heat more usable, and then produces hot water that is used to heat radiators in the normal way.
