Two-bedroom apartments are by far the most popular type of new apartment being built in London, according to new research by independent analyst London Residential Research (LRR). Currently 62 per cent of all new apartments built in or around London have two bedrooms, with studio and one-bedroom apartments accounting for only 13 per cent. Flexible, open-plan living has become increasingly popular over the past few decades, born of the need for cheap accommodation and now in demand as the true mark of the funky, modern lifestyle, says Anna Bowden.

The concept of warehouse living is an offshoot of a change in the way we view living space – one that has taken place only in the past couple of decades. The practice of ‘loft living’ was established in cities such as New York, where artists found the space and light – and the cheap rent – they needed in disused warehouses. The basics of loft living were quickly established; large windows, open plan living areas and exposed brick were three ingredients which, when combined, acted as the template for a new wave of ultra-desirable apartments.

Of course, as more began to see the appeal of living in a space that had industrial origins, that space became limited, the cost went up and new structures with a similar aesthetic sense were created. The Thames Gateway is a massive project that will transform the areas north and south of the mouth of the Thames. And that has excellent implications for homes in the region, finds Anna Bowden.

Regeneration is a word on everyone’s lips at the moment – due to both increasing emphasis on the environment and the ongoing shortage of housing for today’s home buyers. The Thames Gateway is one of London’s biggest regeneration projects – extending from Tower Bridge eastwards to Thurrock and Dartford, the area has a powerful strategic location that offers outstanding development opportunities for new jobs and homes, as well as environmental improvements, and the London authorities are making the most of it.

The project hopes to provide 91,000 new homes over the coming years, built by new home developers that can see the potential for the area.
