Developers are placing an increased emphasis on public transport connections, while also upping the ante in terms of quality of build and design. The result is a wide variety of convenient new home options, finds Johnny Turner.

With most of us working more hours than ever, and stress levels up, we need to minimise worry where we can and maximise quality of life. And what does more to ensure that than being in close proximity to a straightforward way to work? Being able to commute without worrying about parking, petrol or traffic is a further gift. Developers are placing an increased emphasis on public transport connections, while also upping the ante in terms of quality of build and design. The result is a wide variety of new home options, where liveability intersects with a convenience.
When thinking of the South East’s transport hubs, you don’t get much hubbier than Stratford. With connections to every major form of transport in and around London, residents of the area have a wealth of travel options. Tube, DLR, mainline train, bus – you name it, Stratford has it. Consequently, developers are keen to provide homes in this buzzing section of east London – and buyers are quick to snap them up.

Bellway has begun work on The Lock, a development of 132 one- and two-bedroom apartments. Located on the site of a former warehouse on the corner of High Road and Blaker Road, these homes boast a particularly convenient location. Special attributes include a river running behind the development as well as views of Canary Wharf from many of the apartments.
Bellway’s sales and marketing direct Karen Coulson, says, ‘The location is excellent, within walking distance of Bromley-by-Bow tube station and close to many shopping and leisure facilities. These will make ideal homes for people looking to get their first feet on the property ladder. We are already receiving enquiries from people who are keen to know more about what will be available.’
For more information on The Lock call Bellway on 01245 357520.

Also in Stratford, Barratt is selling Stratford Square, a collection of apartments and town houses within walking distance of the town centre and its multitude of transport options. Each home at Stratford Square is built to a high specification, including a spacious living/dining room and designer fitted kitchen.
One- and two-bedroom apartments and four-bedroom town houses are currently available. Prices range from £196,995 to £396,995. The marketing suite is open Thursdays to Sundays 10am to 6pm (Mondays 2pm to 6pm). Call 020 8519 9658 for more information.

Beckenham is another well connected area favoured by buyers. With its fast and frequent links to London Victoria and London Bridge, Beckenham Junction offers commuters a way to live outside of the capital yet get to work as quickly as London residents. And the TramLink connects Beckenham with Croydon and Wimbledon.
Kinleigh Folkard & Hayward is currently offering Park Central, a new development of 11 one- and two-bedroom apartments and two three-bedroom penthouses, superbly located in the heart of Beckenham. TramLink offers frequent services to Croydon, and there is a comprehensive local bus network. Furthermore, the development is only a few minutes away from the main A21 and A222 with fast access to Gatwick airport, Bluewater shopping centre and the national motorway network.
Each home at Park Central has an allocated parking space and use of the communal grounds. The accommodation has a modern feel throughout and comprises individually designed fully fitted kitchens, contemporary bathrooms with white sanitaryware and chrome mixer taps and spacious open plan reception areas.

Park Central is in an up-and-coming area conveniently located for all the amenities of Beckenham High Street. Residents can also enjoy the green spaces of nearby Kelsey Park, the woodlands of Lewisham Country Park and Bromley’s numerous golf courses.
There are currently four apartments available for sale, priced from £185,000 for a one-bedroom apartment. For sales information contact Kinleigh Folkard & Hayward’s Beckenham branch on 020 8650 8268.

For those who want a leafy environment without sacrificing connectedness, Mill Hill is an idea. Currently Bovis Homes is selling Farthing Court, located off Bittacy Hill, near Mill Hill East tube station.
Farthing Court consists of one- and two-bedroom apartments priced from £278,950. The 61 well-specified homes are selling fast. Get in touch with Bovis on 020 8371 4128 to find out more.
Linden Homes has just a few homes remaining in the popular Watford Collection. Comprising three developments within the town, the homes in the Watford Collection have sold exceptionally well. Linden Mews, a scheme of apartments and townhouses has now sold out and there is now just one three-bedroom town house remaining at Benskin Mews in Chester Road and two two-bedroom top-floor apartments at Liberty Apartments on Devon Road.

Both schemes are within convenient distance of Watford town centre and Watford Junction station. Also, Benskin Mews is within walking distance of Watford General Hospital and Watford tube station.
Helen Todd, sales and marketing director for Linden Homes Chiltern, comments: ‘Construction is now complete at both developments and all of the homes are ready to move into. There is a show apartment to view at Liberty Apartments and we are offering part-exchange on the town house at Benskin Mews. Come along and make us an offer – what have you got to lose?’
The homes at Benskin Mews represent excellent value for money – where else in Watford could you buy a three bedroom new home for £275,000?
The Liberty Apartments all have two bedrooms, with the master bedroom benefiting from an en-suite shower room. The development has allocated parking and Linden Homes is currently offering a range of incentives on the remaining homes, which are priced at £189,950. Following the sell-out success of the first phase of apartments at The Regency, a second collection is due to go on the market on 12 February. A superb location, coupled with a superior, stylish specification characterised the initial release and the subsequent phase will be equally sumptuous.
Situated on High Road, South Woodford E18, The Regency consists of 120 one-, two- and three-bedroom apartments and penthouses arranged around a landscaped private courtyard and gardens. The development has a 24-hour concierge service located in the striking double-height entrance lobby. There is also a private cinema room for the exclusive use of residents.
Security is well provided for, with an audio/video entryphone to each apartment and private underground parking. The location is extremely convenient, with South Woodford tube station only six minutes away by foot.

The upcoming phase, called the Platinum Collection, will consist of top-floor apartments with upgraded specifications. Interested parties should contact the selling agents, Bridge Estates, on 020 7749 1400.

These homes are the ideal choice for those who want to live in a quiet setting yet enjoy all the benefits of easy access to Watford and London. ‘These stylish apartments are in a superb location to make the most of both the wide choice of local bars, shops and restaurants and the more extensive facilities of Watford a short distance away,’ says Wayne Isaacs of Connells, the sole selling agents of Cosmia Court.

The western section of the capital delivers gorgeous parkland, excellent amenities and some fine homes. Anna Bowden takes a look at what’s on offer in this very desirable part of London.

West London has long been the preserve of the London elite. Spacious, leafy and beautiful, it is traditionally only in the price bracket of those who have already made it in life. However, new homes developers are paying scant regard to this unwritten law, building superb, high-specification – and affordable – collections of homes in this part of the capital, enabling even first-time buyers to get a foot in the door. Here are a selection of the moment’s best.

Barratt has an excellent variety of homes available in the west of London, starting with Oyster Wharf, where there are new show apartments. The development comprises 130 apartments in three distinctive interlinked buildings with a stepped profile of terraces cascading towards the river, offering residents a truly special home. Externally, many apartments feature terraces or balconies with views over the river or the landscaped courtyards; internally all boast a high level of specification. Kitchens are fully fitted with a range of integrated stainless steel appliances, and elegant bathroom suites have chrome fittings. All apartments are connected to the main entrance via an audio entryphone system and there is lift access to all floors.

Much of the appeal of Oyster Wharf, however, is its ability to service the lifestyles of busy London professionals and those seeking a city pied à terre by providing a secure and tranquil home environment with the convenience of key amenities within minutes of the front door. A hard day at the office can be followed by a work-out at the development’s private gym, and then drinks and dinner either in the restaurant or served at the water’s edge. Secure parking and a concierge service complete the fantastic range of available amenities.
Prices at Oyster Wharf start from £315,000 for a two-bedroom apartment. For details call the central sales number on 020 8326 7171.

In north-west London this time is Barratt’s The Visage, an 11-storey collection of 131 one-, two-, three- and four-bedroom apartments, duplexes and penthouses in Swiss Cottage. Those who are looking for a more relaxed lifestyle will appreciate the 24-hour concierge service and the tailored management scheme, which ensures that residents’ every need is catered for, from booking restaurants, theatre tickets and holidays to arranging dinner parties, shopping deliveries and dry cleaning.
Prices at The Visage start from £404,995 for a two-bedroom/two-bathroom property. For further information or to arrange a viewing call the central sales number, open daily from 10am to 6pm, on 020 8326 7171, or visit website barratthomes.co.uk.

Finally, Barratt is also offering Iconica in Ealing, a superb collection of 80 one- and two-bedroom apartments in a stylish and modern building. Most apartments have terraces or balconies, perfect for evening relaxing after a commute from the city, and all boast high-specification interiors with designer kitchens and bathrooms.
Prices at this lovely collection of homes start from £184,995. Call 020 8840 7949 to find out more.
Berkeley Homes is now offering West 3 in Acton Vale, the transformation of a former Government ministry building into an impressive scheme of 350 inspirational studio, one-, two- and three-bedroom apartments and penthouses – some of which will have timber decked terraces. West 3 is positioned around five central courtyards and is fitted with lifts and underground parking facilities.
Located close to Shepherd's Bush and Chiswick, the converted building will be six storeys high and will boast a 24-hour concierge service, communal entrances and a high specification.

Internally, materials have been skilfully combined to create an overall feeling of comfort. Vertical grain American white oak veneer doors, bespoke door handles, tiles with soft edges and dimmer lights for different moods have been used to create sophisticated living spaces that exude contemporary flair and timeless appeal; and clever space-saving devices include panel heating, pull-out racked kitchen storage systems and, in larger apartments, a glass walk-in wardrobe to the master bedroom suite. This contains a shelving and rail system which can be altered in layout to meet individual storage needs.
Kitchens, which are ergonomically designed and flow from the living spaces, are fully fitted with Kuppersbusch appliances, including a touch-control ceramic hob, combination microwave, fridge/freezer, washer/dryer and an Okotherm oven whose powerful extractor fan ensures that cooking smells do not permeate the living areas. En suites have porcelain tiled flooring, finely crafted mirrored and shelved cabinets, Hansgrohe fittings and Villeroy & Boch suites.

Penthouses will feature a Home Network system for state-of-the-art entertainment systems, and many of the apartments will provide views over the central courtyard, which has a landscape design with water features, shrubbery, birch trees and paved walkways.
Prices at West 3 will range from approximately £150,000 to £750,000. Call 020 8811 2336.

The Island at Brentford Lock, a joint venture between developers Crest Nicholson and Charles Church, is proving to be an extremely successful development. In Jessops Wharf only four apartments and two penthouses remain, priced from £349,950. A selection of incentive packages are also still available there, including stamp duty paid or part-exchange on selected plots.

Apartments in Jessops Wharf offer a sophisticated and elegant living environment with an emphasis on space, light and convenience. The eye-catching streamlined kitchens boast stainless steel and glass appliances, while contemporary lighting complements natural light. Large expanses of glass in all the main living areas offer either waterside views or views of the attractively landscaped courtyard. Master bedrooms have built-in wardrobes and en suite facilities while bedroom two is served by a family bathroom. Bathrooms and en suites have modern white Villeroy & Boch sanitary ware, thermostatic showers and chrome finish fittings, bringing a cool and understated approach to bathroom design.
Island life offers a retreat from the stresses of city life, yet is located just a mile from Kew Bridge; whether for work or play the location could not be more convenient. Fast and frequent local transport links offer access to Covent Garden, the West End, Canary Wharf and the City. By car, both the M3 and M4 motorways are within a few miles, providing access to further road networks.
Prices at The Island currently range from £269,950 to £799,950. For further information call the marketing suite, open daily from 10am to 5pm, on 0870 758 1010, or visit website island-life.co.uk.

Buckinghamshire regularly tops surveys of the most desirable places to live in Britain and it’s easy to see why. Johnny Turner looks at currently available homes in this classy locale.

Buckinghamshire offers a mix of large county towns, new towns and established villages, which means it appeals to a broad range of buyers. Whether you’re a first-time buyer, downsizer, expanding family or investment buyer, the impressive array of new homes in Bucks will have something for you.
In Beaconsfield, an extremely sought-after market town, Banner Homes is selling Burlington Place, a family-friendly development of six substantial five-bedroom detached homes. And as similar homes in the area would be expected to go for well over £1 million, the selling prices in this scheme of between £765,000 and £965,000 are very unusual in this particularly affluent area.
The area is immensely popular due to a number of factors: excellent communication links, close proximity to London, a good stock of well-proportioned houses and excellent schools, both private and state.

Selling agent Jerry Ashington of Ashington Page says, ‘The majority of new homes developments in Beaconsfield over the last few years have been priced at well over £1 million. Banner Homes has taken the opportunity to build exclusive homes in an established location only a quarter of a mile from the station, which are all priced comfortably under this amount.’ This has resulted in a lot of interest, he says. ‘We have had numerous enquiries.’
The newly opened three-storey, six-bedroom Devonshire show home is drawing a range of interested house hunters. All of the homes are reached via a private driveway off Caledon Road, and each of the three designs offers generous, flexible family living space. All also have double garages and feature interesting design details such as Doric columns, stone cills, plinths and detailing. The designer kitchens feature the latest integrated appliances and there is CAT5 cabling and a telephone point in each of the rooms.

Burlington Place is perfectly placed for access to the excellent local schools and the centre of Beaconsfield is within walking distance. In the centre of town there are many specialist retailers, supermarkets and high street shops. Meanwhile, the Old Town, which is slightly further afield, grew in the 18th century and contains antique shops, boutiques, country pubs and plenty of good-quality restaurants.
Another huge draw to the area is the breathtaking countryside. Beaconsfield is an ideal destination for those who want the beauty of the country without leaving behind the convenience of a town location.
Get further details about Burlington Place by calling the sales office on 01494 730848. Visit bannerhomes.co.uk.

Also from Banner comes Clarence Court, an age-exclusive development of ten one- and two-bedroom apartments, five two- and three-bedroom cottages and an unusual two-bedroom bungalow. The location is a prime residential spot in the heart of the market town of Wendover.
Nestling among the Chiltern Hills in an area of outstanding natural beauty, Wendover is full of rustic charm and offers plenty to do. The area is very popular with walkers, cyclists and horse riders.

Reusing land and old buildings has become a priority as the country’s space runs out. Anna Bowden looks at some quality developments that turn derelict and disused land into stunning new homes.

An increasing emphasis on care for the environment has put new homes developers under great pressure to create developments that do their bit; by building on brownfield land, by refurbishing or sensitively converting old and disused buildings or by joining with local councils on comprehensive area-wide regeneration projects. Here we bring you a selection of the most remarkable regeneration stories in London and the South East.

The PJ Livesey Group is a key player in the business of regeneration, specialising in the regeneration of listed buildings. These buildings are considered to be of architectural and historical importance and are strong candidates for restoration, due to their inherent character and aesthetic beauty. The group is currently undertaking several regeneration projects in the south of England, transforming neglected period buildings into luxurious new properties and combining a genuine love of architectural heritage with the practicality of a newly built home.
Claybury Villas once served as administration buildings to the former Claybury Hospital, set within the leafy grounds of Repton Park, Essex. The Victorian Grade II Listed buildings have retained many of their original internal and external features, enabling PJ Livesey to create a world of elegant period architecture within acres of beautiful wooded parkland.

Montague House and Arlington House combine to offer 11 well-appointed two-bedroom apartments, each offering excellent standards of quality, comfort and space. The apartments’ exclusive design includes carpets, curtains, light fittings, high-specification kitchen appliances and master bedroom furniture, while an open plan design ensures the intelligent use of light and space. Prices start from £350,000. For further information call 0800 783 0259.

Fairfield Hall, an impressive Victorian Grade II Listed building, is one of PJ Livesey’s most ambitious projects to date. Comprising over 200 one- and two-bedroom apartments, the development provides a refreshing and invigorating environment, with ample opportunity to indulge in the development’s scenic cycle paths and stunning landscaped gardens.
All apartments offer high standards in quality, comfort and finish. Specification is high and includes a range of stainless steel kitchen appliances/units and a stylish contemporary bathroom, while an open-plan design ensures the intelligent use of light and space
In addition, the development will feature its very own luxury leisure facilities, offering expertise in all areas of health, fitness and relaxation. Cited as the first Boutique Health Club in Britain, GL-14 aspires to create a holistic approach to health and fitness, encompassing the body, mind and spirit.
Prices start from £147,500. Call 01462 735125.

Barratt has started work on an important regeneration scheme in Romford, on the London/Essex borders. The Axis offers almost 230 new homes in landmark contemporary buildings on the site of the old Dolphin Centre, a 1980s leisure centre and pool in the town centre. Replacing it is a 15-storey elliptical tower, constructed on top of a new Asda store.
Barratt Southern chairman Clive Fenton said, ‘We are engaged in a series of high-profile town centre regeneration programmes across London and the South East at present, and The Axis is another good demonstration of how dereliction and blight is being replaced with very high quality custom-designed mixed-use schemes.
‘The old Dolphin Centre was a classic example of the sort of tired and outdated community buildings the government wants to see rejuvenated with mixed-use schemes that bring residential life back to town centres and blends in new retail, commercial and leisure uses. The Axis does all this in a spectacular way.’

The Axis comprises 229 one- and two-bedroom apartments, all featuring fully fitted kitchen complete with integrated appliances, as well as bathrooms and large windows to maximise views. The majority of apartments will also have a balcony or terrace.
Prices at The Axis start from £179,995. Call 020 8522 5555.

Banner Homes is aware of this trend and is currently providing high-quality new homes at Marsh Point in Pinner and Argent House in Hatch End.
In these developments, purchasers can find all the convenience of more central London locations but with considerably more breathing space. At both Marsh Point and Argent House residents can walk to the tube or train station within minutes, yet are still able to enjoy a round of golf at a nearby golf course. Both developments are located in highly desirable streets in elegant surroundings.
Those who are downsizing needn’t worry that they’re giving up internal space or spec for more wide open surroundings, either. The accommodation is generous at these Banner developments, and the specification and finish of the properties is superb.
Marsh Point is a quality development of 18 two-bedroom apartments located in a leafy part of Pinner. The homes feature balconies or patios to the living/dining areas, en suite bathrooms to the master bedroom and plenty of essential storage space in the wardrobes and dressing areas. Finally, the Kings Gate development in Harrow-on-the-Hill has recently been launched. The scheme, by Macleod & Fairbriar, is still very much in the early stages of development, but is already creating a stir among those seeking a quality home.
The conversion of a fine Georgian listed coaching inn and its Victorian neighbour will provide 33 homes arranged in an attractive courtyard setting. There will be one-, two- and three-bedroom apartments, as well as three- and four/five-bedroom three-storey town houses in the epicentre of this elite village.
The development’s location allows for spectacular views from the hill and offers the chance to live in highly elegant buildings which boast both leafy surroundings and very convenient commuting distance to London.
‘Kings Gate is the ultimate new address because it offers all the charm and character of period buildings, married with the latest building skills, energy efficiency and added “extra benefits” that only a new home can provide,’ explains Julian Macleod of Macleod and Fairbriar. ‘It would be hard to find somewhere else as appealing that offers sleek, contemporary accommodation within a historic building, yet within a tube and mainline train ride of central London. Judging by the comments arising from the open day, potential buyers certainly agree.’
Prices at Kings Gate start at £325,000. Full details are available from the marketing suite on 020 8423 6727 or from selling agent Stephen J Woodward on 020 8864 8844. You can also find out more online by visiting kingsgate.uk.com.
