The environment is the hot issue of the moment, with warnings in feature films and daily newspaper articles. The homes we buy and how we run them are crucial aspects of our ongoing battle to slow the destruction of our ecosystem. Several home builders have modified how they create homes to take account of growing dangers to the planet such as climate change and the squandering of natural resources, and buyers can now contribute to this cause – and save money themselves – by choosing from among the many examples of developments that have made moves towards conservation and green awareness.
‘Carbon-neutral’ is a word we’ve heard a lot lately, and now the ideal of leaving a carbon-emission balance of zero has arrived in the world of new homes. An innovative new sustainable community is coming to Woodberry Down, north-east London, as Berkeley Homes prepares a planning application for an old school site, the first site in a wider project .

At Upton Green near Northampton, Miller Homes offers builds benchmark, eco-friendly homes. The development is set in a prime part of a 106-acre site, which is owned by English Partnerships and is being developed with project partners, Northampton Borough Council and The Prince’s Foundation.
The Miller development comprises 85 homes for sale and 38 homes for shared ownership and rental. Private homes range from two-bedroom apartments to large five-bedroom family houses. The current release features four- and five-bedroom homes, ranging in price from £259,995 to £389,950.
The development’s green credentials include solar technology, which is available in almost half the homes. These homes are designed to achieve the top score for environmental performance and also the highest National Home Energy Rating for energy usage. The design of the homes maximises light, while thermal and acoustic insulation exceeds building regulation requirements by approximately 50 per cent (by 20 per cent in lofts where standards are already high).
The Miller Homes development is off Upton Way, just two miles from the centre of Northampton. Getting around also has a convenient green option, as the development already has its own local bus service. By train from Northampton you can reach London in around an hour.

At the Bay Trees development on the outskirts of the old market town of Oxted, Gleeson Homes has launched its Go Green scheme. The scheme gives new purchasers a mountain bike (or bike of choice) to the value of £450, plus a 12-month rail season ticket as part of their moving in package.

St James Group has unveiled the enviro-home at the already-popular Kennet Island in Reading. The enviro-home demonstrates how a modest house can incorporate renewable energy solutions, which will produce 70 per cent less carbon emissions than a regular UK terraced house. The enviro-home also showcases a first in global house building by featuring integrated solar roof tiles.
Solarcentury’s new solar electric tiles (C21e) and solar thermal tiles (C21t) are built into the new enviro-home. Amazingly, the CompleteSolarRoof is capable of generating electricity and hot water respectively – even in cloudy weather conditions.
Kennet Island is also the first UK housing development to secure a share of almost £1.2 million of funding from the 15th round of grants issued under the Major Photovoltaic (PV) Demonstration programme. St James will use the grant funding to subsidise the cost of PV tiles for the first 50 buyers who opt for photovoltaic power on the next phase of properties, which will be built in early 2007.

The Department of Trade and Industry (DTI) endorses St James as the first major developer in the UK to offer customers a package of eco-options for their new homes. Renewable energy solutions currently being trialed include photovoltaic power, solar thermal, wind power and grey water harvesting.
Rachel Crisp, assistant director of the DTI's Emerging Energy Technologies division, says, ‘The project is a landmark proposal that brings renewable technology to home owners on a large scale, giving people the option of embracing sustainability in the UK. It should stand as an exemplar project to all developers for the future, with massive scope for replication.’
St James plans to use the enviro-home to educate and engage the local community in the importance of reducing carbon emissions. By demonstrating how reduced living costs can be facilitated through waste minimisation and the use of renewable energy, St James hopes to challenge potential home buyers to actively support the campaign to reduce climate change.

Linden Homes is installing ground source heat pumps in two homes at its Fusion development in Woking, as part of its ongoing commitment to finding new ways to harness renewable energy on site. Heat pumps both reduce the carbon footprint of the homes and can lower energy bills for customers by as much as 70 per cent.
Heat naturally exists in the ground from the sun’s energy, remaining fairly constant at seven to 13 degrees Celsius throughout the year. Boreholes 15cm diameter and 85m deep will be installed in the back garden of each house, into which a continuous loop of pipe will be fed. The pipe containing a non-toxic liquid, collects the available heat and takes it to a heat exchanger in the garage. The heat exchanger increases the temperature to make the heat more usable, and then produces hot water that is used to heat radiators in the normal way.
Peter Hawkey, director of innovation at Linden Homes, says, ‘The installation of heat pumps at these two homes at Fusion is the latest in a series of steps in our research aimed at minimising environmental impact and saving money for our customers. Renewable energy is going to become even more of a selling point owing to the introduction of Energy Performance Certificates next year, as these will highlight the benefits of an environmentally friendly home.
‘We are confident that heat pumps will be popular with buyers at Fusion, and we expect to be using them on other developments soon, helping the environment as well as our customers’ finances.’
The heat pumps installed at Fusion are supplied by Ice Energy and contribute to a total of almost 15 per cent renewable energy on site, alongside other measures such as solar panels and positive ventilation systems, which heat the home using the energy from the sun.

Fairview New Homes has broken ground on Queens Gate, a major new eco-friendly development on Pawsons Avenue in Croydon, which will feature rainwater and waste recycling as well as wind turbines and solar roof panels to provide low cost heating and lighting for some of the communal areas.
Queens Gate will provide a mix of 340 new and refurbished one- and two-bedroom apartments and 25 new three-bedroom town houses on the site formerly occupied by the Queen’s Hospital, within an attractively landscaped, campus-style setting.

The autumn buying season is a hive of activity in always-popular Surrey. Johnny Turner looks at what’s available

There is a wide range of lifestyles and home types to be found in Surrey. One of the South East’s most thriving areas

Linden Homes South East enjoyed its most successful ever development launch this September when it opened the doors of its new flagship waterside community, Water Colour in Redhill, Surrey. With more and more farmers diversifying due to economic and social pressures, one family of Suffolk farmers came up with a novel idea and beautifully transformed their barns into second homes.
Primarily arable farmers, the Simper Family, who have farmed the estate for over 60 years, were quick to recognise the growing demand for second homes, and so gave over 82 acres of their estate for the project which started just over a year ago. Earlier this month, Essex-based restoration and conversion specialist City & Country Group launched the first phase of The Galleries, its stunning conversion of the former Warley Hospital in Brentwood.
