With such a wide range of properties currently available in the county of Berkshire, prospective buyers will be busy this winter as they select just the right home or investment. One of the most desirable spots in the county is upmarket Sunningdale, where Charters, a fantastic Art Deco mansion, will become a breathtaking collection of apartments.

Described as one of the last of the great country houses to be built in England, Charters was famously used as a bolthole by the Duke and Duchess of Windsor in 1947. Set amid 25 acres of secluded landscaped gardens, it offers a great combination of style, luxury and up-to-date technology, together with the service, security and peace of mind associated with bygone living.

Six of the new apartments are being crafted from the original Art Deco residence, to be known as the Mansion House, designed by Adie Button and Partners in 1936. Two newly built blocks, reminiscent of the original Mansion House, will each provide another 14 apartments.
The location is perfect, within easy reach of the City, Heathrow Airport, world famous golf courses Wentworth and Sunningdale and the races at Ascot.
The development has its own private spa boasting top-class facilities together with a full range of five-star concierge and lifestyle services on hand to residents 24 hours a day, 365 days a year; where anything can be arranged from domestic cleaning to the full planning and management of a private party.
Prices for apartments at Charters are reaching an all time high, rising to as much as £14,000 per sq ft. No expense will be spared in ensuring properties at Charters to be one of the most sought after, desirable places to live.
Those who require further information on Charters should visit chartersuk.com or call Savills on 0133 876668.

These include a collection of just eight two- and three bedroom split-level ‘Premier Collection’ apartments which are set apart from the rest of the scheme by their impressive size and the spectacular river views.
‘This has been a phenomenally successful development for us,’ confirmed Emma Freeman, Sales and Marketing Director for George Wimpey City. ‘Falcon Wharf has attracted potential owner occupiers and buy-to-let investors in their droves, all attracted by the potential in living at what has become a fast-paced, cosmopolitan area with excellent amenities and transport connections. We anticipate a great deal of interest in the remaining apartments and our Limited Edition selection.’

Created to maximise views over the river, the City of London and Canary Wharf, Falcon Wharf is one of the latest addition to London’s skyline. With 17 floors of curvilinear glass, aluminium and timber, it will become one of the tallest riverside residential towers in Battersea. Designed by renowned architect James Burland, the unique shape of Falcon Wharf with its four curved towers facing North, East, South and West will also undoubtedly make it a very distinctive landmark in London.

With the elegant furniture in rich colours and exquisite accessories, they have certainly managed to do this.

Falcon Wharf now boasts an on-site marketing suite, so visitors can now not only view the existing one bedroom apartment, they can also see the new show apartments and also sit down with a member of the sales team to discuss reservations all in one place.

Battersea has excellent connections and transport links, a wide choice of amenities and a fast-paced waterside buzz which is making it popular with shrewd investor buyers and tenants alike.

With a prime position on the Thames, the City and the West End readily accessible and the vibrant Kings Road and Sloane Square just a short stroll away, Battersea has become a popular social spot dubbed as the New Chelsea, with a chic array of shops, bars, restaurants and the Victorian splendor of Battersea Park.

Ovaltine has been a favourite family brand in the UK for over 100 years and is still going strong. It’s now made in Switzerland, but until quite recently it came from the Ovaltine Factory in Kings Langley, Hertfordshire, now spectacularly converted by Fairview into a unique development of 215 apartments, called The Ovaltine Apartments.

The scheme’s unique qualities are proving very attractive to investors, especially as Fairview is currently offering a great investor deal. They guarantee investment purchasers a 7.5% rental guarantee for a year, given in the form of a cashback sum when they complete. So, for example, on an apartment costing £214,995, this equates to the tidy sum of £16,125. In addition, the investor can keep all the rental income they receive during that first year.

Fairview has transformed an iconic site into a really exciting new place to live. The original factory façade remains, a typical streamlined white Art-Deco-style edifice built around 1930. Behind it, Fairview has constructed a range of bright, modern apartments with two to three bedrooms and a choice of different sizes and floorplans. The second phase has just been released of two and three-bedroom apartments, with en suite facilities, fully fitted kitchens with appliances and granite-effect worktops, and many have balconies with views over the gardens. There is also underground and undercroft residents’ parking.

The location is idyllic: right on the edge of the Grand Union Canal. The factory was fired by coal brought by barges on the canal. Now it offers a delightful and tranquil scene for the enjoyment of residents: who can fish, stroll, picnic and cycle and environs. As well as the tranquillity of the canal, the location offers other benefits to appeal to investors: close to Hemel Hempstead and Watford, and 27 minutes by train to Euston.

Proof that Ovaltine is good for investment health – 7.5% rental income guaranteed/2

Prices start at £174,995 for a one-bedroom. For further details please call The Ovaltine Apartments sales office on 01923 268921 or visit the website sales@fairview.co.uk

There are just two apartments remaining for sale at Senses South - the current phase of Berkeley Homes (Central London) Ltd’s Chelsea Bridge Wharf development in Battersea, opposite Battersea Park. They represent the last opportunities to take immediate occupation at this successful riverside development for 18 months.

Although Chelsea Bridge Wharf is gearing up for the launch of phase 5 early in 2007, occupation on the last phase won’t take place until mid-2008. However, the apartments that remain for sale in Senses South are built and ready to move in to.

The final two apartments at Senses South also offer purchasers looking in the Wandsworth Borough high class living at a low running cost. Wandsworth has the lowest council tax in the country yet enjoys some of the best services. This fact has been recognised by the Audit Commission, who commented: “For Wandsworth to be in the top tier of authorities while at the same time delivering the country’s lowest council tax is a phenomenal achievement. It puts Wandsworth is a class of its own.”

The two remaining apartments at Senses South are in band H, which translates to a monthly council tax bill of £1,286.82. This is less than half of what you would have to pay for a band H home in some other London boroughs. For example, a band H home in Richmond incurs a monthly bill of £2,839.82, while you’d have to pay out nearly double the Wandsworth band H charge in the borough of Hammersmith and Fulham, where residents in band H pay £2,411.16 a month.

Residents at Senses South also pay one of the lowest service charges for a new build property in the local area – a real bonus considered the level of luxury and quality of communal upkeep at Senses South.

The Senses South phase of Chelsea Bridge Wharf enjoys an enviable position on the development, with each apartment enjoying views over Battersea Park or the landscaped internal water garden – maximised by a spacious balcony to each apartment.

Both of the remaining apartments have two bedrooms, and have been designed with spacious living areas and floor to ceiling windows to act as a focal point, which also let in as must light as possible.

The living rooms and master bedrooms have mood lighting, and dimmer light controls for the bedrooms and bathrooms. Low voltage down lighters and polished chrome light switches are also installed throughout the apartments.

The two-bedroom apartments boast ergonomically designed kitchens feature Italian Linea Quattro furniture, Kupperbusch stainless-steel appliances, limestone worktops, porcelain tile flooring (with underfloor heating in master and en-suite bathrooms) and independently-controlled comfort cooling.

For peace of mind and security at Senses South, there is a 24-hour concierge service and monitored CCTV. A video entry system and wiring for intruder alarms are fitted for each apartment, together with multi-point locking and a spy hole, and the underground car parking also benefits from CCTV monitoring. Lifts and lift lobbies feature carpeting, painted wall designs and glazed doors.

The two-bedroom apartments are priced from £545,000. For a more information, call the Chelsea Bridge Wharf Sales and Marketing Suite on 0207 720 4000, or e-mail sales.cbw@berkeleyhomes.co.uk. One of the most exciting current regeneration projects is taking shape in
Essex and Kent. And, finds Johnny Turner, home buyers are seeing benefits

The Thames Gateway regeneration scheme is the largest regeneration zone in Western Europe, a half-billion-pound project that is transforming a swathe of land in Kent and Essex bordering the Thames from Docklands east to the Estuary. This ambitious plan will bring thousands of new homes to a region desperate for housing, as well as every possible advantage in terms of infrastructure. For home buyers, there are already excellent deals to be had in the South East’s current epicentre of progress.

On Saturday 18th and Sunday 19th November Countryside Properties is holding a First Time Buyer and Investor Weekend at Woolwich Green, its development of one and two bedroom apartments in Shooters Hill, South East London.
To assist First Time Buyers, Countryside Properties has a new `Grand Idea Scheme` This incentive has been specifically tailored for first time buyers and enables potential purchasers to reserve and move into a new apartment at Woolwich Green, for just £1,000. Countryside Properties pays the 5% Deposit, Stamp Duty and Legal Fees. The £1,000 deposit is then used towards the first year’s management charges and ground rent.
Ian Hepworth, Sales Director of Countryside Properties, says: ‘We all know that the market in London has become extremely difficult for many first time buyers and at Woolwich Green we are endeavouring to do everything we can to help. To date 65% of our purchasers have been first time buyers who work in London and are attracted to this development because of the affordable prices, great incentives and, of course, the location.
‘I would encourage anyone struggling to get onto the property ladder in London to come along to this weekend and speak to our experienced sales staff and independent financial advisers to see how we can help them. There will also be some great opportunities available for investors.’
The apartments at Woolwich Green range in size from 462 sq.ft. to over 700 sq.ft. and are finished to a very high standard with a stylish and modern specification. Finishing touches include kitchens with warm cinnamon ash and feature panelling with laminate worktops and stainless steel appliances. Bathrooms are coolly elegant in white, wenge and chrome. There is also secure underground car parking available at an additional cost.
The exterior of the Woolwich Green apartment buildings is striking and combines traditional warm red brick with white render and steel detailing. There is extensive use of glazing to retain natural light throughout the apartments, and to create a bright and airy environment. Many apartments have amazing views over London, Canary Wharf and Woolwich Common and all have the benefit of balconies or outside space.

Woolwich Green is situated opposite 200 acres of green space and at the same time is within reach of Central London and the West End via excellent local bus services to nearby train and underground stations.

Prices at Woolwich Green start from £173,000 for one bedroom apartments and from £225,000 for two bedroom apartments. For further information, please contact the Sales and Marketing Suite on 0208 856 5379, or visit www.woolwichgreen.co.uk

For many parents looking to move house, the location is determined by their children’s education. The main problem encountered by parents is that very good schools are often surrounded by very expensive houses which they may not be able to afford. Moira Crabtree, a mother of one, encountered this problem when the family relocated from Cheshire to Beaconsfield in Buckinghamshire, where prices have risen by 50% in the last five years.

The family’s move to Beaconsfield was motivated by Thorpe House School in Gerrards Cross, a high performing independent school and a member of the IAPS. Another consideration was Moira’s partner Nick, who needed to commute to central London for work. The convenient 35 minute train journey to Marylebone made the location perfect for the entire family. However, Moira did not anticipate having to wait four years to find the right family home.

Moira explains: ‘We wanted to be in Beaconsfield because I had found the perfect school for my son. There are lots of very good schools in the area and with the easy commute to London, it is highly sought after. We searched for new build houses, but ended up renting for four years as we couldn’t find a good family house in the area that was under a million pounds, until we found The Beeches, an Antler Homes development in Beaconsfield. Having had bad experiences in our rented new build property, we were anxious to see what kind of properties Antler Homes built. As The Beeches was still under construction, Antler arranged for us to see a similar finished property at Castle Mews in Weybridge, and we were instantly impressed.’

As an interior designer, Moira has an eye for detail and when looking at her finished home she comments, ‘The finish is fantastic and the attention to detail is evident throughout. As we were the first to buy off-plan we saw the site manager regularly and were able to work closely with him to ensure our home was perfect for us.’

Set within a private, gated cul-de-sac, properties at The Beeches have a very elegant finish, some in traditional red brick and some with cream rendering. Inside, every home incorporates a large, open plan kitchen / breakfast room and adjoining family room with French doors that open out onto the garden. Kitchens include granite worktops, a stainless steel oven and hob, as well as an integrated fridge freezer and a dishwasher.

Only seven houses remain available at The Beeches. Prices start from £465,000 for a three bedroom semi-detached home. The new show home is open daily from 10am to 5pm. For further information, contact Antler Homes show home on: 01494 681 485 or visit antlerhoes.co.uk.

LAST MONTH award-winning housebuilder KingsOak Milton Keynes launched more than 150 new homes at a new development in Oxley Park, Milton Keynes.

The highly anticipated £37 million scheme called Oxley Village will provide 167 apartments and houses in prime location at the centre of Oxley Park.

Jan Ruston, Sales Director for KingsOak Milton Keynes said, ‘We are thrilled to be building in our home town once more especially at such a key location, which is highly sought after for its proximity to central Milton Keynes but quiet setting. As such we decided to keep the development under wraps until the show homes had been built so we could enjoy a big reveal to all the hundred of local people who for the past six months have been registering their interest.

‘Many new developments are generally launched entirely off-plan however we decided that in this instance it was appropriate to save the best until last. So we fast tracked the build of the show homes and the response so far has proved we made the right decision.

‘Over the past couple of weeks we have been inundated with homehunters desperate to see inside the three show homes and secure their brand new home at this exciting development. People will still benefit from the advantages buying off-plan, however this way they get to touch and feel our new homes at the same time.

Land Director for KingsOak Milton Keynes, Jon Tucker added, ‘Oxley Village forms part of an intensive development programme planned for the company over the next

few years worth more than £200 million, which includes new sites planned across Cambridgeshire and Northamptonshire.

‘When complete in 2010, Oxley Park will provide a variety of homes for every kind of homebuyer from first-time buyers to families. It will also consist of numerous attractive landscaping features as well as the ideals of Home Zones to help improve road safety for the benefit of future residents.’

Oxley Village is located in Oxley Park, Milton Keynes, minutes from all the local amenities and Milton Keynes’ town centre. The development also benefits from excellent transport links to the A5 and M1 and a brand new school.

The first homes are planned to be ready for November 2007. For further information please contact the sales office on 01908 749307. The show homes are open daily from 10.30am until 5.30pm.

Barratt Homes has started work on a new Docklands landmark: a stunning series of three apartment towers alongside Canary Wharf, one of which will be the developer’s tallest structure yet built. The Elektron, so named because it is on the site of a redundant electricity switching station, is under way off Aspen Way at East India Dock, Leamouth.
Barratt East London managing director Alastair Baird says, ‘The old switching station occupied a prime site just strolling distance from Canary Wharf - a fabulous location, with a Docklands Light Railway station right next door. That’s why we have worked so hard to produce something that is a going to be a modern landmark. It has already captured the imagination of the home-buying public.’

The Elektron will contain a total of 437 one- and two-bedroom apartments, playing an important role in the creation of new and sustainable communities in the ongoing regeneration of the Leamouth area of Docklands.
Designed for Barratt by the award-winning architects Halpern Partnership, The Elektron will transform its old industrial site with newly-landscaped open spaces for use by residents, two health and fitness suites for residents, plus some commercial space.
All homes will have fully-fitted designer kitchens complete with integrated appliances, as well as family and en suite bathrooms. Also, most apartments will have balconies from which to enjoy the stunning views. Lifts will serve all floors through stylish common areas and there will be some private parking for residents. There will also be a daytime concierge service.
An earlier scheme of 60 apartments on one end of the site, called The Switch House, was not only a sell-out but also recognised for its contribution to the locale. Indeed, this magazine handed the development a HotProperty Environment award.
As well as being convenient for Canary Wharf, the City and nearby City Airport, this part of Docklands has excellent rail communications with the City and central London – helped by its own pedestrian link with East India Dock DLR station.
Aspen Way itself is part of the new Docklands road network which connects to Blackwall Tunnel, the A13 trunk road, the North Circular Road, M11 and M25.
One-bedroom apartments start at £233,000 and two-bedroom apartments are priced from £305,000.
A fully equipped marketing suite is now open, to be followed in due course by a show apartment. Call 020 7987 1855.

In Wanstead E11, Higgins Homes has chosen to draw on iconic architect Frank Lloyd Wright’s architectural ethos of harmonising buildings with their surroundings at The Garden House, its aptly named development in The Avenue.

Jeremy Marcus, sales and marketing director of Higgins Homes, says, ‘We designed The Garden House using Frank Lloyd Wright’s principles to create a building which reflects its historic and natural surroundings. Its balconies and numerous horizontally grouped windows sensitively mirror the different designs of the existing properties on The Avenue.’
The influence of Frank Lloyd Wright is present throughout the development. The apartment building depicts his use of horizontality, with red brickwork broken up with cream rendered panels, and heavily glazed window groupings. The low standing roof draws on Lloyd Wright’s ‘Prairie’ designs and the red roof tiles blend with both the brick work and the rest of the roofs along The Avenue.

There are many details within the development that a Lloyd Wright enthusiast would notice, such as the design on the coloured glass panels used in the entrance which has been taken from a pattern used at Robie House, considered one of the most important buildings in the American architectural canon.
The landscaping also uses ornamental trees, neat lawns, evergreen hedges and borders planted with an array of shrubs, climbers and flowers to complete the look of a true one-off.
But far from being a throwback, the 12 apartments at The Garden House have all the comforts modern-day living has to offer. Luxury kitchens, designed by Urban Myth, include high quality Siemens appliances such as an integrated fridge/freezer, washer/dryer and dishwasher. The living/dining/kitchens are all flooded with light from the extensive glazing and wealth of windows. All apartments also offer either a balcony or patio with large glazed doors, creating a flow between outside and inside.
Wanstead offers a wealth of open parklands and green spaces to escape to. It is also ideal for everyday living with shops, bars and restaurants situated on the local High Street. The location is ideal for commuters: Liverpool Street station is just a 17-minute tube journey away - surprising considering Wanstead’s village feel.

The Garden House has is already 25 per cent sold, with prices starting at £399,500 for a two-bedroom, two bathroom apartment and £575,000 for a penthouse apartment. The first completions are expected in December. For sales enquiries contact Higgins Homes on 020 8532 9724 or visit higginshomes.co.uk.
One of London’s most up-and-coming areas is the Hoxton/Hackney border, where a real urban feel has been enhanced by the arrival of smart loft-style apartments, chic eateries and cool bars. Investland saw the potential of the Kingsland Road area early, and is currently following the success of its previous developments such as Quebec Wharf with the exciting new Benyon Wharf scheme.
The location, right on the Kingsland Basin, lends these 53 live/work apartments an amazingly peaceful air, although just outside is buzzing Kingsland Road, very convenient for some of London’s trendiest eateries and a wealth of transport opportunities. Views to the City and West End are an added treat.

The development, which is approximately 80 per cent sold, offers homes of between 758 and 1,000 sq ft in a secure gated environment, with video entryphone system and basement car park with remote-control doors.
The design is a triumph, with simple yet generous space set off by the finest spec. The exterior has an understated, elegant look that enhances the local area and offers residents a smart, liveable environment. Inside, meanwhile, such touches as solid bamboo flooring and huge windows make for light, airy rooms that lead into each other in a natural, easy way. Contemporary mezzanine levels have steel balustrading.
Inside and outside blend beautifully, as most apartments have private cantilevered steel balconies with hardwood decking. Fabulous bathrooms have quality limestone floors and white suites with chrome fixtures. High-spec kitchens offer fully integrated quality appliances.
Benyon Wharf is near the popular Columbia Road flower market and is wonderfully located for an array of leisure and entertainment options in one of London’s coolest areas. Buyers will benefit enormously from the opening of the nearby Haggerston station on the extended East London Line, which is expected to be completed in 2010. The final phase of Eastside in Bow will have buyers rushing to reserve.

A buying opportunity in a truly up-and-coming London area is a rare thing, and the final phase of Eastside is one that will appeal to a wide range of prospective purchasers, from investors to owner-occupiers, City or Canary Wharf commuters to Olympic watchers.

A project by Widacre Homes, along with joint venture partner Circle Anglia, Eastside is successfully fulfilling its remit to provide smart, well-priced apartments to a buying public that is hungry for such a development. The fourth previous phases, the Greenwich, Soho, Washington and Chelsea buildings, sold out within 18 months, a good indication that Lower Eastside will go quickly.

Lower Eastside will comprise 68 one- and two-bedroom apartments, set in a five-storey contemporary building set around a gated courtyard with parking spaces and landscaped grounds. The building’s façade will be a clever fusion of pale and burnt orange render balanced with glazing, iron balustrades and topped with a wood panelled uppermost level. The overall effect is dynamic, modern landmark for the local area.
Each apartment offers spacious interiors, complete with floor-to-ceiling windows allowing the maximum amount of light to flood in. Most of the apartments will have outside space – either  a balcony, Juliet balcony or terrace.

These homes have a choice of seven different layouts, and the specification at Lower Eastside remains the highest calibre for Widacre Homes. Each apartment is fitted with a deluxe kitchen incorporating integrated appliances, such as fridge/freezer and washer/dryer from Bosch. The bathrooms feature white sanitaryware with chrome mixer taps, and ceramic wall and floor tiles from Porcelanosa.

One aspect of the specification is particularly groundbreaking – and very apartment for Lower Eastside’s young, trendy target market: the SoundArt canvas speaker system combines sight and sound in a very ‘now’ innovation. Sound Art gets rid of unsightly wires and delivers high-quality sound from any source, from an iPod to an audiovisual system, through pieces of canvas art! At Lower Eastside, Widacre Homes is the first developer in the UK to install this new sound system in its show apartment at its Eastside development in Bow.
The development is ideally located close to Bow Road (District and Hammersmith & City lines) and Mile End (Central, District and Hammersmith & City lines) underground stations, as well as Bow Church DLR station, from where Canary Wharf is eight minutes away and Liverpool Street is six minutes.

Apartment owners at Lower Eastside are expected to benefit from the boost of property prices from living very close to Stratford, home of the Olympic Village and the Olympic Stadium, which is due to be complete by 2012. Stratford is only one stop away on the Central line from the Mile End tube station.

Sue Dance, sales and marketing director at Widacre Homes, comments: ‘The development has proven extremely popular for a number of reasons: the location, the quality of the build, the specification and the excellent transport links all combine to make this scheme very desirable. The Lower Eastside apartments will also have stunning views overlooking the beautiful piazza-style garden square.’

Prices at Lower Eastside start at £207,450 for one-bedroom apartments and £267,450 for two-bedroom apartments. For further sales information please call Strettons Residential on 020 7422 0989 or visit eastside-e3.com. To find out more about Sound Art visit soundartuk.com.
