On Foot

Being within walking distance of work is a real boost to quality of life. And with a number of new developments recently unveiled within a mile or so of the City, those who work in the Square Mile have a good choice of high-quality apartments situated within a relaxing stroll of the office.
A good example is Tabard Square, where Berkeley Homes offers 572 units ranging from 313 sq ft to 1,433 sq ft. The scheme incorporates a 22-storey landmark tower and central piazza.
Tabard Square is proving extremely popular with purchasers in the local area, with over 80 per cent of the apartments already sold. Bright Horizons childcare facility is the first commercial element of this mixed-use regeneration project, which will also have a supermarket, dedicated office space, a restaurant and a variety of smaller boutiques and cafés. Tabard Square is destined to become a real urban village for residents and the local community alike.
The new community is ideally placed for city workers with the capital’s business and financial district located just a ten-minute walk from the development. Also, commuters will find Borough an ideal location for local, national and international travel. Borough tube station and London Bridge mainline station offer a host of local and national connections.
The stylish apartments, which boast a highly contemporary specification, are currently priced between £395,000 and £800,000, and many benefit from their own private balcony or terrace. All apartments are cleverly designed to offer spacious open-plan living and many feature expansive floor-to-ceiling glazing to make the most of the spectacular views. Ashford, Kent
Ashford as the doors opened to Redrow’s latest show homes - and the younger visitors were impressed, too!

Children’s entertainer ‘Loopy Lisa’ kept children occupied at The Paddocks @ De Montfort Park during the launch of the two stimulating new show homes. Some of the excitement included creating balloon animals and face painting.

Caron Hutchins, area sales manager for Redrow Homes (Eastern), says: ‘It was an excellent day and everyone really enjoyed it. The children’s entertainer kept younger visitors to the development occupied while parents took the time to have a look at the two new show homes, which have been decorated, designed and furnished to inspire customers. We also had our scale model of The Paddocks available for people to view.
‘The launch of the show homes has so far been a big success and they look wonderful. Both properties reflect high quality living in a sought-after area and the weekend has generated a lot of interest in the development.’
House hunters experienced living at The Paddocks first-hand as they walked through the stylish three-bedroom show properties, which have been designed to fuel the imagination of homebuyers who want ideas for their dream home.
Caron explains: ‘The first of the two show homes, the Kennet, has been decorated using ice-cool blues and chocolate browns to give the property a funky retro feel, while the Fairwood has been given a modern cocktail of aubergine combined with acidic lime green, creating a contemporary atmosphere, while remaining family-oriented.’
Fashioned by Redrow’s chosen interior design company, Connections in Design, the two show homes have been designed with the modern family in mind, as well as catering for young couples.
Caron adds: ‘The feedback we had from the weekend was great. Home buyers could really get a feel for the place when they stepped through the doors of each home and we are really pleased with the outcome of the day.
‘As well as families, there has been a lot of interest in the development from first time buyers looking for a good deal on their first property and older people looking for a home that is easy to maintain, so it has been a good mixture.’
The Kennet and Fairwood are just two examples from an extensive range of homes that offer something for everyone. The Paddocks @ De Montfort Park is the sixth phase of this fantastic development and consists of three and four-bedroom homes set in an elevated position, close to the countryside.
Two bedroom homes are priced at £109,433, while four-bedroom homes come with a £205,000 price tag.
The development is located off Tithe Barn Lane, Singleton Hill and has excellent commuter links with London, which is an about hours journey from Ashford and Ashford International stations, both approximately three miles from the development.
Visit the show homes today at the development for your own chance to experience life at The Paddocks. They’re now open daily from 10am to 5.30pm. Alternatively to find out more, call the Redrow sales consultant on 0845 676 0332 or go online at www.redrow.co.uk.

PURCHASE AT ROYAL ARSENAL AND AVOID FARE INCREASES

Rail passengers have returned to work after the holiday period faced with the prospect of fare increases across all networks. The average commuter is facing a rise of 4.3%, although some commuters are expected to fork out an extra 7% a year for their tickets. Southeastern train services are one of the worst affected with the Kent to London line experiencing a 6.3% increase.
However purchasers at Berkeley Homes (East Thames)’s Royal Arsenal development in Woolwich, SE18 have an alternative method of travel – the Thames Clippers Fast Boat service. The Royal Arsenal Pier was opened at the development in June 2005 and offers a riverboat service between Woolwich and Canary Wharf, St Katharine’s Dock, London Bridge, and Savoy Piers. Travel time takes approximately 30 minutes from Royal Arsenal to Canary Wharf, offering commuters a tranquil way of getting to the City. According to Thames Clippers, prices will be frozen until April 2007 and an increase certainly won’t be as much as rail passengers are experiencing.
The Royal Arsenal is the sympathetic restoration and refurbishment of the former military equipment and munitions manufacturing facility into luxury apartments. Wherever possible, existing materials from the buildings have been re-used and recycled.
There are currently 10 striking penthouses available at MyHQ, the largest and most impressive of the refurbished buildings at the development. Some of which, overlook Wellington Park and the internal landscaped courtyard. The duplex penthouses are available from £350,000.
The penthouses offer a high standard of specification with white laminate kitchens complete with Bosche appliances. The bathroom and shower rooms feature a steel Kaldewi bath and double-sized shower trays as well as square ceramic basins, chrome ladder-style towel rails and ceramic tiled flooring.
A handful of two-bedroom apartments also remain for sale at Artillery House. There are seven apartments left, with prices starting from £320,000. Original features including exposed brickwork, oak beams, cast iron pipes and sash windows can be found in the apartments. These are fused with modern fitted kitchens with integrated appliances, high specification bathrooms and steel, chrome, glass and wood finishes.
For further specification and sales information about MyHQ and Artillery House or to arrange a viewing of the show apartments, contact the Sales and Marketing Suite – open daily from 10.00am until 6.00pm – telephoning 020 8331 7272 or email royalarsenal@berkeleyhomes.co.uk. BIG SPENDERS

Those with a million pounds or more shop for homes differently than those who have a smaller budget. The proliferation of million-pound-plus homes has upped the ante style-wise for developers whose product is an amalgamation of the best of everything. As homes have become more expensive, the corresponding rise in luxury now tends to be accompanied by a pleasing grasp of subtlety; where the 1980s valued over-the-topness for its own sake, those presently in the market for an awe-inspiring home will find just that. But these homes have no need to shout their exclusivity; finally the high-end property market has truly grasped that shouting breaks the spell.

A wonderful example of a development that offers a sumptuous yet liveable environment is taking shape in the gorgeous Hertfordshire countryside. Millgate Homes is creating a pair of homes that stand as the modern equivalent of the traditional country manor house, each of which includes extensive private grounds and state-of-the-art leisure facilities. Essendon Grange and Pulham House are, quite simply, the ultimate in luxury. Essendon Grange, available at a guide price of £7 million, is set within over six acres of private grounds including 1.5 acres of Victorian walled garden and a boating lake. It will be accessed via a lengthy winding driveway worthy of any country seat. The house itself will provide extensive accommodation that will include drawing room, dining room, sitting room, study, six bedrooms and six bathrooms. Meanwhile, the renovated gardener’s cottage annexe and staff accommodation above the garages will be accessed by a glazed, cloistered walkway.

However, the piece de resistance of this property is its extensive facilities, including an indoor swimming pool with sauna, outdoor swimming pool, tennis court and various ‘hobby rooms’ in the converted garden stores, perfect for use as home gymnasium or studio. Meanwhile, the individually appointed Pulham House, on the market at a guide price of £4.5 million, is accessed via its own private driveway and lies in some 2.5 acres of grounds, beautifully landscaped to enhance the historic folly which lies within its gardens.
Constructed in 1866 by the renowned craftsman James Pulham, the naturalised cliff face forms a magnificent backdrop to this impressive country home. The accommodation includes drawing room, dining room, kitchen/family room, six bedrooms, six bathrooms and self contained staff accommodation, with a hard tennis court in the grounds. Both properties will be finished to an outstanding specification, with inspirational interior furnishings designed by Mark Wilkinson. Combining classical elegance with expansive reception areas, these homes promise the epitome of grand country living all within commuting distance of central London.

To register you interest in either of these outstanding properties, contact selling agent Statons on 020 8441 9555.

Newly built bungalows are few and far between these days, as the focus seems to be on apartments and other high-density homes. But Preston Bennett is currently selling a rare treat in the new Runnymede development in Bushey Heath, a mix of four luxurious bungalows and two traditional detached houses.

Situated in Prowse Avenue backing onto Hartsbourne Golf and Country Club, this latest development from Galley Homes provides high-specification homes in a choice of three-, four- and five-bedroom layouts. All have been built using natural materials and have high-quality finishes, designer kitchens, luxury en suites, multimedia cabling and first-floor roof terraces as well as state-of-the-art features including integrated vacuum systems.
The properties have generous, flexible accommodation that is ideal for entertaining. Each home has an expansive drawing room with feature fireplace, dining room and professionally designed kitchen/breakfast room with a range of integrated appliances and granite worktops. There is also a utility room complete with washing machine, tumble dryer and larder freezer. Upstairs, the magnificent master suite is particularly impressive – and in some of the properties there is also a separate dressing area.

In the three-bedroom Haycastle and four-bedroom Tangmere chalet bungalows, every bedroom is en suite, while the five-bedroom Cresswell house has three en suites and a family bathroom. Stylish Villeroy and Boch sanitaryware and Hansgrohe brassware are standard throughout, plus designer shower cubicles incorporating an invigorating body jet shower system are an added luxury.

A key feature of the development is the contemporary use of stonework, feature pillars and wide porches. The homes are sited in sizeable plots and feature integral double garages with electronically-operated doors. All six properties benefit from a fabulous first-floor terrace, which provides excellent views over the surrounding area, and at the rear sunrooms opening from the kitchens onto Riven paved patios.

The development is situated just behind the development is the Hartsbourne Golf and Country Club – perfect for that relaxing round of golf, game of tennis or swim in the heated outdoor pool. Runnymede residents are also within minutes of the beautiful open spaces of the surrounding greenbelt countryside, ideal for rural walks and picnics.
There is extensive shopping at Bushey Heath and nearby Bushey Village, while the Harlequin shopping centre in Watford, with its wealth of major high street retailers, is only about three-and-a-half miles away. Stanmore’s Jubilee Line station, Edgware’s Northern Line station and Bushey mainline station provide easy access to London and the City, while road links are also excellent.

FAMILIES

Basements are very desirable these days, and with this in mind award-winning developer Banner Homes has incorporated lower ground floors to five of the nine stunning properties at Beechwood, its exclusive new development situated in Macdonald Close, Chesham Bois.
Nathan Relton, sales manager at Banner Homes Central, says, ‘At Beechwood, we wanted to buck the trend for tall, Georgian-style houses and design majestic quality homes with a feeling of spaciousness and versatility. ‘Basements are definitely making a comeback and incorporating the lower ground floor into these homes has allowed us to offer the versatile living space that so many families today need. The basements are bright and roomy, each opening onto a private rear garden. So it is the perfect place for the kids to play, for parents to work, or for the whole family to enjoy summer parties – with direct access onto the garden it’s ideal for barbeques.’ Located in the leafy enclave of Chesham Bois, Beechwood comprises seven spacious family homes and two stylish bungalows.
The family properties each have five bedrooms, two of which offer en suites, while the master bedroom also boasts a dressing area. The lower ground floor is totally self-contained with a vast living space, shower room and utility room. By incorporating basement living into this new development, Banner Homes is consolidating the success it has had with a similar development, Woodside, at Felden in Hertfordshire. Comprising of four homes built over four storeys, these properties boast a vast 31ft 7 in family room on the lower ground floor along with garden access, utility room and cloakroom.

Beechwood is located in the heart of Chesham Bois, a tranquil village near Amersham. Surrounded by chalk downlands and Chorleywood Common, the location offers residents chic shops and restaurants as well as excellent local schools and opportunities for outdoor pursuits. Rail links to London’s Marylebone station take 40 minutes and close access to the M25 and M40 ensure the capital is within easy reach. Prices range from £525,000 to £1.25 million. For further information contact Banner Homes Central on 01628 536200 or see bannerhomes.co.uk. The show home launch is imminent.

The homes are: Charlton Place Barn a five-bedroom home with 2,540 sq ft of floor space; Charlton House, a 3,890 sq ft six- bedroom home with Georgian elevations; Park House, the largest of all the homes with six bedrooms and measuring a massive 4,486 sq ft; and Filmer House, a six-bedroom home with an extensive 4,382 sq ft.

DOWNSIZERS

Because our younger years seem to be spent accruing space, leapfrogging from flat to house to larger house, it can feel odd when it’s time to give up the excess square footage and have your living area contract to the size you need when the kids have flown the coop. However, as the new homes market has woken up to the fact that this demographic is rapidly growing, finding the right property for the downsizing years can be easier and more rewarding than many suppose. A good example of the classic home for upgrading while downsizing can be found at Tennyson Court in Hindhead, Surrey, where Millgate Homes offers two-bedroom, two-bathroom apartments with superior spec – and, just as importantly, the space isn’t a squeeze. After all, while having less space than in your previous home is an attractive prospect, getting rid of all of your belongings is generally not. Indeed, these apartments offer elegant, classically proportioned rooms that are perfect for displaying cherished pieces of furniture.

The new show home at Tennyson Court demonstrates just how effective the home can be for those whose lifestyle involves entertaining. The hallway, which provides access to all of the other rooms, is itself large enough to accommodate furniture and gives guests a real sense of arrival. And leading off the hallway, the living dining room is flooded with natural light thanks to French doors leading out to a patio area, and naturally splits off into a seating area focused around the grand fireplace and a dining area which offers ample room for dinner parties.

The 12 apartments are arranged in three blocks of just four homes each which, combined with gated access and a secluded location surrounded by mature specimen trees, means both privacy and security – and this is particularly ideal if you’re considering spending a substantial part of your time travelling. Meanwhile, the separate kitchen is opulently equipped with granite work surfaces and bespoke designer cabinets and ceramic tiled floor. It also has a host of appliances including an integrated fridge/freezer, dishwasher and washer/dryer.
The master bedroom, to the rear of the building, features French doors leading to a further private patio, en suite shower room and built-in wardrobe, the latter repeated in the second double bedroom. The master bathroom, like the en suite, is given a clean, modern feel thanks to crisp, white sanitaryware with chrome fitments and a chrome ladder towel radiator, while bespoke fitted furniture with complementary tops provide useful storage.

The leafy village of Hindhead, with its surrounding heathland, is also ideal for those who are enterting a phase of their lives when it’s time to enjoy their time. The location, although peaceful, is anything but cut off, with neighbouring village Grayshott’s traditional high street just under a mile away. Also, Tennyson Court is perfectly placed for commuting to London and beyond as Haslemere station is within five miles and offers regular connections to London Waterloo in under an hour, and the A3 is within a mile, connecting you with London and Portsmouth. Prices at Tennyson Court range from £299,950 to £335,000. Call the show homes, open daily from 10am to 4pm, on 01428 608079 or contact selling agents Hamptons on 01372 469279.
