The Village Development is a small development of 5 blocks of 10 apartments. There are choices of one and two-bedroom apartments. The apartments are to be finished to a high standard and include fitted bathrooms and kitchens. Finance is available on these properties up to a maximum of 70% loan to value. Our Estonian property boasts excellent payment terms:
1000 pound sterling Reservation Fee (non-refundable) to accompany your completed Reservation Form (available upon request).
30% (minus 1000 pound sterling) upon signing a Preliminary Contract of Sale (usually within 15 days of us receiving your reservation fee).
70% upon completion and issue of the title deeds.
All property transactions are handled by government registered notaries who are legally held responsible for their work and advice given. Land and property title is very good in Estonia with virtually all property and land held on a national land registry. All of the property we sell is on a freehold basis. We can provide the services of a Property Lawyer and Surveyor should a client wish to involve independent advice; however this is generally not required due to the quality of the notaries. A client would need to give power of attorney for the signing over of the deeds should they not be in a position to attend the meeting. We are able to provide the services of a Property Lawyer if required. The cost is minimal.
The majority of costs are included within the advertised price of the property. All of the notary costs and duties liable are covered within the cost. The client would be liable only for the property registration fee (usually around £30-£100) and any independent advice received upon their own instruction.
