TECHNICAL SPECIFICATIONS

 

1.      FOUNDATIONS : Reinforced concrete and steel designed in accordance with regulations for seismic construction specifications. (Floating type, 60 cm thick)

 

2.      WALLS :  Exterior walls are of 2 x 10 cm hollow    bricks built externally with 22 cm local stone. Internal partition walls are 12cm wide made of gypsum boards insulated by 10 cm rockwool insulation, painted in three coats of emulsion paint. One wall in the dinning room and the wall opposite the staircase on the ground floor will be clad with natural local stone.

 

3.      FRAME STRUCTURE :  All steel structure comprising of columns and beams

                                                 designed in accordance with regulations for seismic construction specifications.

 

4.      KITCHEN :  Marble flooring. Italian designer kitchen in walnut with granite working top as per plan with high quality granite beige sink including all white goods.Kitchenettes in guest house and mates quarters locally made.

 

5.      FLOORS :All ground floor with Italian marble with the exception of the master suite that will be fitted with solid wood parquet. Marble staircase. 1st floor with solid wood parquet fully insulated. Guest house with laminated floors. Mates quarters with ceramic tiles. Gym room with ceramic tiles.

      BATHROOMS : Imported high quality sanitary ware will be installed, complete with accessories and vanity units and mixers of high quality. The walls and the floors for the master bathroom will be marble. In all other ceramic tiles.

 

9.      WARDROBES : The bedroom wardrobes will be manufactured in either walnut or cherry wood veneer.

 

10.  DOORS AND

WINDOWS : Entrance door of wooden imported antique door. Antique sculpted wooden arch 50 cm wide and 8 cm thick to be  fitted between the living room and the sitting room. All  internal doors shall be of timber frame. Doors will be either walnut or cherry wood veneer. External doors and windows shall be of coloured (wooden effect) high quality aluminum with double-glazing. 

 

 

11.  WATER SUPPLY :   Hot and cold water pressurized system for water supplied from own deep well source and a separate line of plastic pipes will be installed for drinking water. Water tanks of 8000 ltrs for the irrigatiïn system and 1500 ltrs for the house supply. Solar panels will be installed

12.  DRAINAGE :         PVC pipes will be for the drainage system, which will be connected to the septic tank and then to the pit.

 

13.  FIRE PLACES : One fire place in the sitting room, one fire place in the master bedroom and an external fire place as per interior designers sketches.

 

14.  ELECTRICAL

      INSTALATIONS : TV points will be provided in the living room, and all bedrooms. Switches with safety fuses or dipolar switches with indicators will be installed for all kitchen appliances in accordance with the electricity authoritys regulations. Remote controlled dimmer switches in all rooms. Sunken ceiling spotlights as designers plan. Telephone sockets in all rooms.

 

15. AIR-CONDITIONS :      Installation of air-conditioning units (Mitsubishi €“ ceiling concealed DUCT units), including the wiring, drainage system and installation of coper pipes.
