This is a detached bungalow set in a superb location in Kingsdown, with terrific views out over the Channel.

The bungalow, which was built in the 50''s, sits in a large, private, garden with extensive parking and a garage. The property has been extended and improved to what, we feel, is a very high standard throughout. The flexibility of the property is a big plus in that there are so many usable rooms, all of which are light and airy and have a real feeling of space in our opinion.

There are three main double bedrooms, one with a full en-suite, a large lounge cum garden room, a dining room, a kitchen diner, family bathroom, an attic room and a very large basement room which could easily be used as a separate flat if required, or as bedroom or play/ hobby room/ home cinema. Theres also a utility room and plumbing for a WC off the basement.

Outside is a good size garage, a drive in/ out semi-circular driveway and extensive mature gardens. The garden gets sun pretty much all the day as far as we can see, and has lots of little sheltered areas where you can sit peacefully. Of course, there are also the stunning views out over the Channel for you to enjoy. The garden is fully fenced and there are large drive gates which all combine to make the garden a private little haven in the, already quiet, village of Kingsdown.

The property is fully double glazed, has gas central heating with a new boiler approx 5 - 6 years ago, and is ready to move in to. Its currently in Council Tax band E.

Ground Floor:

Front Porch/ Conservatory: 3.03m (9ft 11in) x 4.84m (15ft 11in)
As you approach the bungalow from the driveway, you go up a few steps to the main door in to what appears to be either a very large porch or a conservatory. Added in June 99 and with a ½ brick base, there are windows along two full walls - with tilt & turn windows and the main door on the side. A second door leads you in to the main hallway for the property.

Hall: 8.8m (28ft 10in) x 1.92m (6ft 4in) at widest point
The main hallway runs down the length of the property with rooms off to either side. After the initial passageway, it opens in to a wide hall and makes an excellent central space. There are doors off to: -

- Dining Room: ()
- Kitchen Diner: ()
- Bedroom 1: ()
- Bedroom 2: ()
- Bedroom 3: ()
- Family Bathroom: ()
- Attic Room

Lounge: 3.66m (12ft 0in) x 8.49m (27ft 10in) not incl stairs
This room runs along the rear of the bungalow and can be accessed from the kitchen, the dining room, the garden and the side porch. With windows to all sides its a very light room and makes full use of the views out in to the garden and on over the open fields to the Channel.

Around the room, as with the front conservatory, are tilt & turn windows and a set of large French doors to the rear. On one side is a door to the side porch to the property, and alongside it is a return staircase leading down to the basement room. A door lead from this room in to the kitchen diner and sliding doors lead in to the dining room.

A radiator is on the wall and theres a TV point in the room.

Dining Room: 3.21m (10ft 6in) x 4.37m (14ft 4in)
The dining room has a window to the side of the bungalow and sliding doors in to the garden room. A door leads through from the hallway in to this room, which has ample space for a large table and chairs plus other furniture. Its always nice to be able to have a more formal dining room for when you have guests or special occasions and this is it. A radiator is mounted on the wall under the window.

Kitchen Diner: 3.64m (11ft 11in) x 3.93m (12ft 11in)
Situated to the side of the dining room, this is a fitted kitchen with a range of light wood style units and light worktops. Windows are to the side and the rear of the property, and a door in to the garden room. In terms of storage space, under the counter there are 2 double cupboards, 4 singles, a corner cupboard and three units of drawers. Theres also space for a dish washer and a fridge freezer. A stainless steel range with a chimney style hood over it is to remain. Over the counter are 1 double cupboard and 3 singles. In the corner of the room is a folding door to an old style pantry with a window to the side of the bungalow.

Bedroom 1: 5.08m (16ft 8in) x 4.15m (13ft 7in)
The Master bedroom is at the side of the bungalow and has a large bay window. This makes it a very light room and it has more than ample space for wardrobes, dressing table and general bedroom furniture. There are 2 radiators, a telephone point and a TV point in the room.

Bedroom 2: 3.63m (11ft 11in) x 3.3m (10ft 10in)
Bedroom 2 is at the front of the property with a window facing the front. It was originally the main bedroom as it has the en-suite bathroom. Its a good size double bedroom and has a built-in triple sliding wardrobe with one of the doors being mirrored. A door leads through to the en-suite and theres a radiator on the wall and 2 television points.

Bedroom 2 En-Suite: 2.47m (8ft 1in) x 3.23m (10ft 7in)
This is a full bathroom with a white suite comprising a bath with shower attachment, a WC, a bidet and twin vanity unit sinks with mirrors over and wall lights. To the side of the room is a window and theres a radiator on the wall.

Bedroom 3: 3.64m (11ft 11in) x 3.21m (10ft 6in)
The third bedroom is also a double room at the front of the property. Theres a window to the side and built-in double sliding wardrobes. The room has a TV point and a radiator.

Bathroom: 1.87m (6ft 2in) x 3.23m (10ft 7in)
The main family bathroom has a window to the side of the bungalow. The suite comprises a bath with a shower over it, a WC and a pedestal wash hand basin. As you would expect, theres a radiator on the wall.

Side Porch: 1.59m (5ft 3in) x 1.91m (6ft 3in)
Set to the side of the property with a few steps leading up to it. This porch has windows to the side and rear and a door in to the garden room/ lounge area.

Lower Ground Floor:

Basement/ Bedroom 4: 3.25m (10ft 8in) x 7.55m (24ft 9in) not incl. stairs
Accessed from the garden room, this basement is essentially the same size as the garden room as its directly underneath it. There are two windows to the rear and one to the side and, of course, all the light coming from the stairwell. Its currently set out to be another living room/ hobby room but would make an excellent home cinema or childrens play area. It could even be used as a bedroom to give a teenager some independence.

At one end of the room is a door to what is used as a store room but it may be possible to convert it to an additional WC if desired, subject to the necessary regulations. Leading off another doorway at the rear of the room is a passage taking you to the utility room.

Utility Room: 2.01m (6ft 7in) x 3.99m (13ft 1in)
The utility room houses plumbing and waste pipes for washing machines and tumble dryers. Theres a stainless steel sink and a small high level window. The room has excellent storage space.

Attic Room/ Study: 6.27m (20ft 7in) maximum length x 6.65m (21ft 10in) maximum measurement
The attic space is L-shaped so the measurements give the longest sides. Its accessed from the hallway and has restricted height but is still a very usable space for either storage or, as the current Vendor has it, an occasional bedroom and a study. There are three Velux style windows, a door through to further storage space which houses the water tank and a radiator on the wall.

Garden: 67.05m (220ft 0in) approximately x 20.12m (66ft 0in) approximately
We are told that the whole plot is approximately 220 feet in length and 66 feet wide. The bungalow sits in the ground with clear space all around it. Its entirely fenced in so its very secure and private. This garden has been designed to create lots of opportunities to enjoy quiet little areas. There are benches and a little summer house and a table and chairs dotted around which, pretty much, cant be seen from the other areas. The paths are laid with shingle and steps lead down from the garden room to the main patio area. There are, of course, the superb views out over open fields and the Channel. The garden has many mature shrubs and bushes which are planted to create these little tranquil areas. The rest of the garden is laid to lawn.

Garage and Parking: 6.1m (20ft 0in) x 3.05m (10ft 0in)
Large wooden gates are on either side of this semi-circular, drive in/ out driveway. The drive, as with the other paths are laid with shingle and leads up to the garage which has an up and over door, a side door, and power and light. In front of the bungalow are mature bushes which form an additional screen to the fencing.
