DESCRIPTION

The Garth is an extremely attractive house believed to date back to around the 1930s and built by Y J Lovell, renowned for outstanding quality of this time. The accommodation, although spacious has a comfortable and relaxed feel and a wealth of oak joinery including latched doors, architraving, wood floor and comprises a large entrance hall with galleried landing and full height stained glass window to the front. From here there is access to most of the principle rooms with double doors to the delightful drawing room, the main feature being an attractive brick fireplace with heavy timber mantle and wood burning stove. This is a bright double aspect room with casement doors to the terrace, fitted book shelving and exposed timber beams. The dining room has a similar feel with exposed timbers and serving hatch to kitchen. The kitchen/breakfast room has been beautifully refitted in recent years with bespoke hand built and painted wall and floor units with a combination of granite and wood worktops. There is an abundance of units including glass display units and matching dresser. Fitted appliances include electric ceramic hob, fitted oven with grill and microwave, American style fridge/freezer and recess for Aga (not included in this sale). Part of the kitchen enjoys a vaulted ceiling, giving it a very spacious feel and to the rear of the kitchen there is an attractive exposed brick facia wine store. The kitchen extends to one side with fitted bookshelving and bar area thus making this a wonderful entertaining area. From the kitchen there is access to the utility room with space and plumbing for appliances and further storage. The family room is ideally located also off the kitchen breakfast room.

There are 5 bedrooms in total. On the first floor there are 4 good sized bedrooms, the master enjoying an abundance of fitted wardrobes and en suite bathroom with a white suite of large spa bath, separate shower and Hansgrohe taps and additionally a refitted family bathroom services the other 4 bedrooms. A turning staircase from the landing leads to a large 5th bedroom with dormer windows overlooking the garden, with fitted desk furniture thus providing the option of using this room as a study.

Adjacent to the house is double garaging with sheltered store to either side and covered area with door and stairs leading to a newly developed bedroom/office. A further open store and shelter provides ideal space for garden equipment etc.

GARDENS

The property is approached through an electrically operated five bar gate with a meandering shingle driveway leading to the front of the house and garaging. The front gardens are screened with hedgerow and a scattering of trees with large lawn area with established flower and shrub beds. Access leads to the delightful rear gardens which are a real feature of this home, comprising stone brick edged terracing, the centre feature being a carp pool with cascading water feature. Miniature box hedging surrounds an abundance of lavender bushes with walkway through a pergola onto well maintained beautifully manicured formal gardens. The garden is well planted with an established array of different plants, shrubs and bushes, which enclose the garden and partially divide the formal garden from a further large orchard area, which again is predominantly laid to lawn . A screened area makes a useful space for greenhouse or garden compost. The gardens are beautifully maintained and back onto and have access to fields beyond.
